A few years ago, I would have said that north of 300K for one of the units was a generous offer, then I think about how much land is there. That’s where the real value is in those properties.

I’m acquaintances with someone who lived there. Last time we spoke(before the sale) he mentioned that HOA fees were about to double in order to pay the firm that negotiated the last attempted sale. I’m sure some of the sale money is going that way.

There was a redevelopment plan proposed by the previous owners, but it is unclear whether that will stay in place under the new ownership.

Current RFQ out for designer to take Oberlin Road Streetscape project from 65% to the final permit set. (from Roberts St. to Pullen Rd circle)

Earlier concept for reference, 1 car travel lane each direction with center turn lane and had bike lanes protected by street parking. dunno how accurate this still is…

Funny they show Cameron Bar & Grill, which I am sure I read was closing for good. Name didn’t make sense to me till I scrolled all the way down & got the history. It does appear the parking is underground, a plus. Nice project.

Does this property have some connection to a record store or recording studio that I’m not familiar with? Or did Chappell Residental just pull a random theme out of a hat?

ITB insider is reporting a new development coming to Cameron Village called “The Overlook at Cameron Village”. The project will include 5,158 square feet of retail space and a 4,342 square foot patio overlooking Raleigh. I’m not sure about this location specifically but the back of Harris Teeter parking (top of Fosters) has a pretty decent view of downtown.

the inset site plan shows that it is the space formerly occupied by Richey & Co., with the rooftop section backing into the Starbucks

Pretty smart move to monetize the rooftops for outdoor dining. Have thought a few times this year that CV has a pretty good setup for Covid-era indoor/outdoor retail; lots of curb perimeter means space for tables (with a view of trees, not a vast parking lot), takeout/curbside pickup, sidewalk sales, etc.

There was a story about NYC restaurants looking for those heaters. prices up 300%, wait times up to 8 weeks, if you can find anyone even selling them.
