Phase II will cover up the worst side of the building and replace a dingy warehouse / popular homeless hangout. I’m pretty excited for it.

It’s bad, but per-person that’s about what my rent is at Peace in Smokey Hollow, which is similar to other nearby apartments. Nothing new for the downtown area. But still too much.
2/3 the space of my house for twice my mortgage payment, and no privacy. Sounds like a great deal! Though, admittedly, there’s no seafoam green on my house at all… that does kind of justify the price.
I can kinda see splitting that cost 3 ways if you’re young and making a good living and want two roommates right in the middle of the city. I’d make sure I get the room with the private bath tho.
All the floorplans are named after passenger rail routes. But yeah.
Some places that are cheaper to rent a 1br in their core than Raleigh:
Philadelphia, Amsterdam, Atlanta, Portland, Luxembourg, Munich, Rotterdam, Buffalo, Berlin, Paris, Calgary, Bern, Vienna…
You get a lot more urbanism for your $ too in all of them.
You’re getting a parking spot with your 1br in Raleigh, most likely far better amenities, and it has a MUCH more limited supply.
That price seems unjustifiable to me for a city like Raleigh. Who is the target audience for this unit? Is it 3 roommates as you suggest? A couple probably wouldn’t need 3 bedrooms and I can’t imagine too many families want to live here.

Spitballing, but could be families that are here for work, but not sure they’re going to stay long enough to put down roots.
Also, my parents have a similar 3-br rental in the Bay Area - they get to live in a good location and have room to host the kids when we’re back, but don’t have to do any maintenance and upkeep.
$1300/mo for a spot in the heart of downtown with 2 of your friends is a great deal for young professionals. I had friends in SF and NYC paying $3500/mo for that pre pandemic.
