Saw this photo on the Hoffman & Associates website of the current construction progress. All this new proposed development is going in the left side of this up to the railroad tracks correct? Man theyâve really added some density, just from this shot, and can only imagine what another 16 and 20 floor building looks like from this view.
EDIT Just realized this newest addition (16 and 20 floor buildings) is not done by the same people aka Hoffman and itâs being done by Turnbridge aka Creamery folks?
That is a rendering. Two of those buildings are currently holes in the ground. But yes, to the left

And yes that is some density being added.
Itâll be interesting to see if (or when) anything is announced for Block D in the back or the single-story building with Bad Daddyâs/Mon Macaron/etc. Block D being from @dtraleigh 's post on the whole development back in March.
I assume Block D will eventually get something, depending on how the first 3 blocks go. I thought the Bad Daddyâs strip was a different owner, and Iâm not saying someone wouldnât sell for the right price, but that may be a long way out at least. Weâll see!
Everything to date has shown block D being left as is. Block E, however, the smaller block to the east of block D has on occasion been depicted as another mixed use building.
What Iâm really itching to see some movement on, however, is the gas station block. No Iâve heard some people complain that this is where they get gas on their way out of downtown after work on weekday evenings. But for people heading up Capital, this bad boy got ya covered.
There was a mixed use condo proposed a decade or two ago on the north half of the block (111 seaboard) but thatâs long dead. There never has been a proposal for the gas station, Iâd just love to see one.
I do feel that what was retained of the SAL headhouse could once again serve a possible transit function. And, as it would serve the immediate residents, then there would likely be a minimal need for commuter parking. I can live with it.
We better get whatever rezoning passed now because were gonna be screwed when the new council comes in.
Yeah, Iâm thinking all these rezoning requests that were deferred to later this month CANNOT be deferred out any further. I have a feeling there wonât be any big requests presented to this new iteration of City Council for quite some timeâŚ
Yeah, Iâm thinking about starting a PAC so we can one term Mary A Black and Christina Jones. So yes it will email the mayor and get every single thing pass even upzone Downtown Ralegh to 40 stories now that could be a like one last middle finger to the new council.
Itâll be interesting to see if any sort of request(s) for the Nexus lot or the two convention center lots comes before the new council. Those are two really big potential requests that might come before this new council in the next two years that they could significantly delay, burden with unrealistic requests, etc.
Thatâs why we need to rush it now, However, Megan Patton I just talked to Minu could be another Stormie Forte so if we look at maybe a tie it could go back to majority well see. The good news is CACs still wonât be coming back under a split vote.

Ok, I am liking this a LOT more. Looks like some high-quality materials and some depth in the window treatments, not paste-on fiber cement on a flat surface.
No photographic evidence but was over at this site yesterday while going to the Ace Hardware and it is absolutely buzzing with workers. All three sites had a lot happening.
Well thatâs good to know, I completely forgot the Nexus lot had been zoned up to 40 stories. I think @GucciLittlePig kinda conveyed my thoughts on another thread what I hope doesnât happen. I know someone also termed the âcouncil of slowâ somewhere else too. I just hope Iâm wrong but I have a feeling weâre going to see traffic, âaffordable housingâ, shadows, etc. being brought up. We all know this stuff with the council is cyclical so a slow down shouldnât be a shocker. Wouldnât surprise me if the previous council being referred to as âin developerâs pocketsâ and ârubberstampedâ everything.
