I think something is missing. You’d need major height to get 300k sf on 1 acre.

Yeah, even if every inch of the .96 acres was covered at 7 stories, you’d still come up short.

Underground parking, perhaps?

I know of a recently built medical office on a 2.5 acre parcel that had a 5 story building and 5 story parking deck for 100k of office space. There was some inefficiency, but it was pretty tight. To get to 300k sf on that one would have required a 15 story building with 15 levels in the parking deck.

Translate that to less than half the parcel size.

I think it’s more likely that there’s some phasing going on. The overall project might be 300K range, but the parcel that’s been submitted for the first phase is an acre.

Math holds the answer.

1 acre is 43,560 square feet.

43,560 * 7 = 304,920.

Close enough that it makes sense. For purposes of submittals like this, parking decks are counted as floor area. Move along, nothing to see here. This will be a 7 story building.

I believe the Halifax/Peace corner is supposed to be a hotel.

Initial submittal is up on the Current Development Activity page. Just a scanned paper version of the paper form so far; it can take a few hours to a few days for the electronic version including the actual plans to go up.

New info: 1 building, 236 parking spaces (171 required), 96 apartments (76 1br, 18 2br) and 150 hotel rooms. 7 stories.

The gross site is listed as .96 acres, but impervious surface is shown as increasing from 1.27 acres to 1.43 so I am not quite sure what’s up with that.

Heck even phase two, possibly with patio space on the interior of the block, assuming that courtyard thing is available for that sort of stuff. Man…I didn’t eat at Seaboard 18 a ton, but it was really good in a very low key sort of way. Just quietly sat back there keeping the bar set high.

Completely on the same page. I went there a few times when I was new here, and then only occasionally after that. But I’ve always had a great experience. I kind of want to go back again before they close. I love Harvest 18, but my work moved a couple years back and I don’t go as much. Gonna find time for that soon too.

Semi frequenter here. Know Jason. He’s a good guy. We will see what the future holds.

Block A site plan has been uploaded to the city’s development site now. Two buildings (7 story hotel and 7 story residential) over shared 2 levels underground parking.

149 hotel rooms, 96 apartments, 10,300 sf retail (mostly in 1 large space at north end of apartment building with huge outdoor area along Seaboard Ave). Hotel with rooftop patio at south end of building overlooking downtown.

Again back to the parking minimums everyone complains about:

- There’s a very specific reason for this
As excited as I am for this development to begin, loosing Sunflowers first is a shame, I hope she reopens somewhere else, her food is amazing.

Pretty generic but an improvement to the area at least and another surface lot gone plus more hotel rooms.

Obv it’s silly to judge the aesthetics based on a pencil drawing (being sarcastic) but this looks unimpressive. I’m also disappointed to see more apartments and no condos.

That said, I’m thrilled with the project and will take whatever they throw at us!
