William Peace and Seaboard Station

I would highly recommend Boatman’s Spirits that just opened. Really, really good food and drinks, great space, and lovely staff. They are expanding their hours and menu over the next month or two, so keep that in mind. But what they did have even today was so creative and delicious.

The Common Market is coming to Raleigh!

TBJ article: https://www.bizjournals.com/triangle/news/2025/06/17/common-market-raleigh-location-seaboard-station.html?utm_source=st&utm_medium=en&utm_campaign=me&utm_content=RA&ana=e_RA_me&j=40323248&senddate=2025-06-17&utm_term=ep4&empos=p4

Summary:

Charlotte-based deli, bar, and retail shop The Common Market is expanding to Raleigh, opening its first location at Seaboard Station in spring 2026. Owner Graham Worth, who has ties to the area, purchased the property at 801 and 807 Halifax St. for $2.8 million. The new location will seat 120 patrons, employ 25 staff, and feature 4,700 square feet of space with patio and bar seating.

The venue will maintain The Common Market’s eclectic style, offering sandwiches, snacks, local goods, and potentially desserts like ice cream. Renovations to the 1970s-era building include reorienting storefronts toward Franklin Street and preparing two adjacent retail spaces for future tenants. Worth emphasizes control over the property and will be selective in choosing complementary neighboring businesses.

The project adds momentum to Seaboard Station’s redevelopment, joining other incoming tenants like Boatman Spirits Co., Clyde Cooper’s Barbeque, and K38 Baja Grill.

Am I the only one who sees Clyde Cooper’s BBQ moving from City Market to Seaboard as a bit humorous. I thought because DTR was “full of crime” was the whole reason for moving out of their decades long location. I guess the appeal of being downtown was stronger than all the fear mongering about rampant crime in DTR after all. :person_shrugging:

Yeah, but Seaboard is a shiny and new place to serve their crusty-ass BBQ…

This will do very well here…

I would prefer a fancy, high end market personally.

I guess this is fine tho.

Maybe you should be more common.

I’m glad to get one but would have preferred a different location. Seems out of place in Seaboard.

Glad something is being done with this but it’s kinda no-man’s-land lol … At least they’ll have plenty of built-in customer-base with all the apartments next door!

Oh, they played themselves big time. Probably made a nice penny from the sale of their current spot, but at this point there are so many good food options out this way, not to mention so much better BBQ these days… the downtown/“historic” location was really their only appeal left, IMO.

I think we missed the even bigger announcement hidden at the bottom of the article

It’ll be Common land soon.

This render is so disingenuous though without the massive, horrendous power station immediately next door lmaoooo

It looks like the render shows the front of the building facing Franklin Street (to the south), which means the massive, horrendous power station will be somewhat less visible as it will be behind the building rather than beside it.

so true! Maybe there will be some descent screening, some sort of shrubbery.

They will also get the Peace University students and the neighborhood behind it which is walkable.

I mean I shared the Google Streetview image of the building just a few comments up… it’s quite visible lol - is what it is, just thought it was funny they chose to make the surrounding land in the render look so serene and natural when it’s kinda anything but that :joy:

The greenery is just a default/generic rendering background. Convincingly adding in the actual site context takes time, and this rendering (/design work) was def. done on a budget.

I know… I’m literally just commenting that it’s a funny/misleading render when the reality is almost the exact opposite (aka ugly AF). It’s just humorous. That is all.

Had only drove by before but today I parked briefly and walked the blocks here. The old mill some of my ancestors worked there and lived in the adjacent mill village (which is all gone now) Yes I have some Raleigh roots. Very nice project to anchor north side of downtown.
