William Peace and Seaboard Station

Two things:

  1. There’s some kind activity on the lots next to the power substation that’s just north of Seaboard Station, just to the south of Halifax community center. Any idea what’s going on? Duke Energy owns the land. I’ll try to remember to get a picture later today
  2. Do we have any idea of future plans for the north end of Seaboard Station? Most of the area in yellow below is owned by “Seaboard Station LLC”… except 1. Semart Dr is owned by CSX and 2. the parking lot is owned by WPU, which limits it’s potential. (And if I recall correctly they agreed not to tear down the historic station building and platform). WPU did sell off Seaboard Station for development originally, so maybe they would play ball, but from their perspective the payout would likely need to be enough to pay to build structured parking elsewhere (or maybe ownership/use of some of the structured parking in a future development in this spot). A cursory search didn’t yield WPU’s campus master plan

So, I only have one source on this, and it’s a friend that lives in one of the townhomes across the street. But apparently she was informed that the whole lot you’re referring to is set to become an affordable housing development, possibly via the RHA??? Not completely sure about that, but the rumor is that it will be an apartment building. That’s all the “detail” I have, but I have no reason not to trust her haha - she states this was brought up by the property management of her townhomes.

Actually I think I found it. Power substation is going to be expanded. From a recent permit for that lot:

The existing substation pad is proposed to be expanded to the north, with additional substation equipment to be added. To facilitate the pad expansion, clearing, grading, access drive alteration, and a Stormwater Control Measure are proposed

Maybe her property manager was just guessing. Funny how a rumor starts like that

The multipurpose field next to Halifax Community Center is owned by RHA and leased by the city as a “park.” They intend to build affordable apartments there at some point. The hill next to it is owned by Duke Energy, with the substation.

What does this even mean anymore?
Sorry, another topic for another thread

Well, RHA stands for Raleigh Housing Authority, who is currently redeveloping Heritage Park - so they actually mean “affordable” in this case. It’s subsidized housing. Good spot for it, next to a community center - but my friend does say she’s bummed there (someday) won’t be that large field for kids to play soccer and run around in.

Of course, they’ll soon have the Smoky Hollow/Peace St park for that - but that means all the more reason for some pedestrian bridge access over Capital there from Seaboard, IMO!

Pizzeria Toro’s progress seems to have stalled along with the entire exterior of the building, but the yoga studio seems open, and Common Market seems to be moving along… They’ve got a moose which is an important milestone.

This building next door looks good on the outside at least.

And there is some good density here.

Plus a mural
