Zimmer - Peace at Capital (SE Corner) - 506 Capital Blvd

Wait, what is a phase 1 project? There’s movement?

I’m curious how much of the parcel is being filled by this first phase residential.

Scroll up a little. There was an article about a new project here. I just confirmed with Zimmer.

Ah was it in the turntable article? I clicked through but it was paywalled.

So, essentially another Peace apartments for the northern ‘welcome DTR’ entry… :straight_ruler: :pinching_hand:

Developers often prioritize building around a grocery store since it’s a significant amenity that can command higher rent premiums. With Peace Apartments still offering 1.5 months of concessions, it raises questions about whether they’ve ever fully stabilized or if the oversupply of apartments has led them to rely on concessions rather than lowering rental rates. The Triangle Business Journal recently covered the trend of rising concessions and apartment rental rates, and it’ll be interesting to see how this unfolds, as offering 2-3 years of concessions isn’t sustainable, and lenders will start adjusting base rent to effective rent.

I meant from a comparative height perspective, but thanks for the concessions context…
I was picking up on the thread below from ‘Possible New Development locations’

Wait, did I accidentally break news here? I posted the article for turntable-related nostalgia. Was there actual development news buried in that story?

I’m glad I’m not the only one completely lost here!

Yes, and I just got confirmation they are leaving room to take advantage of the DX-40 zoning in the future.

@mmodlin, can you share where you saw this proposal?

I’m a structural engineer by trade, my company was asked to send a fee to an Architect for it and I helped review the current scheme and put a cost together.

And for a bit of brake-tapping…we do these things pretty often and a not insignificant number of times never hear anything about it again. Might happen, might not, might end up being completely different, might go to a different design team, yada yada…
