301 Hillsborough / Raleigh Crossing

I can’t imagine living across the street and having to look directly into that parking garage.

You don’t have to look…

No I don’t because I don’t live there.

That’s a heck of a ramp at that deck.

Who the hell is flagging all these comments??? Let’s lighten up a bit, eh? I literally was making note that the building would look better without it’s parking deck sticking out like a concrete butt.

I immediately thought of that song & line when I read your post, lol. I, too, had a song lyric in my mind when I first responded. Thanks for posting the pic update!

Don’t think I have ever seen so many flagged posts in one thread on here. This must be a record.

I am definitely not the flagger, but I do have some pics that I’ll post later from our tour today. And thanks to Cesar for offering and taking us on our lunch journey through 301 Hillsborough (aka, Pendo’s House, and I just made that up).

I’ll stick my neck out. I don’t really care if my sincerely held opinions are popular or not.

I flagged some of these.

Comparing a building’s unfavorable proportions to a certain body type is not necessary or beneficial to the discourse.

Ever notice there aren’t many women on here? Ever stop to wonder why?

I see a lot of “Eh, lighten up, it’s just a joke.” Right, nobody’s ever used that line before to excuse actually inappropriate comments or behavior.

Do we want to go out of our way to make this community as open and welcoming to ALL people as possible, or do we want this to be a gentlemens’ club?

I feel weird saying this given everything, and it’s an ongoing joke here so I never felt the need to comment, but I never found the building’s proportions “unfavorable”. Better than what used to be there, so it’s all favorable to me.

I’ve been flagging the rest. Again, let’s get back on topic. Are these comments really worth defending? Please justify them here in this thread? I’m listening.

Exactly, the parking deck is going to be hidden eventually, either by the same company or another in the next few years.

Is it fair to say that it’s okay to talk about the building being stumpy, squatty, fat, chunky, etc., if it is with regard to the building as an object, while not making references to people?
I ask because it’s been called a fat boy (or something like that) for quite a while now without comment.
To be clear, this is not a hill that I am willing to die on, and I’m okay with whatever standard we set in order to be a more respectful and inclusive community. I am only asking in order to understand the community guidance.

Phase 2 is in design right now so the actual make-up of the development (resi/retail/etc) is TBD, but likely a year before we see much action on the ground. The crane for phase 2 will be in the same spot as now as it’s got a 150’ deep footer specifically for that crane, designed to be free-standing. Fallon will move into 301 Hillsborough vacating the house to be demolished. I believe it’s stick-built and while it looks “ok”, would require more money to renovate than is worth it, hence that part of the block will be part of phase 2.

Hopefully the hiding of the garage levels is more successful here than it was on the Hillsborough facing facade of 2Hillsborough’s garage. If nothing else, I’d like to see some more creativity from the design community, more funding from the developers, and more demands from the city to make garage facades less offensive. In decades past, I was pretty impressed with how the garages downtown did their best to look more like buildings, and fit in better. They certainly were more successful then than they are today.

Real quick on THE DISCOURSE: I am a straight white man. Almost the entirety of the American Experience has been created by people like me for the benefit of people like me, so when someone (a woman, LGBTQ, immigrant, whomever) takes exception to something I said or someone else said, the least I do is stop and listen, regardless of whether the intent was to offend or not. I thought the jokes about 301’s proportions were funny, but if it’s keeping someone who is obese or whatnot from enjoying the interaction on this site, that settles it for me. I’m certainly not perfect but I’ve realized over the years that empathy is free.

Back on topic, the proportions of 301 are definitely a lot bulkier than what we’ve seen in other towers around here, and hopefully Phase 2 will add some variation.

Oh I’m def with you, I was mostly just curious why my comment about the “parking deck ass” was flagged, only because it had no intention of being a “fat joke” or “body shaming” comment - it was just a comment on how I think the building itself looks pretty damn good, and would look so much better without the concrete “butt” sticking out. I am not on here to defend any fat jokes or anyone else’s comments for that matter. I just felt like mine got lumped in unfairly. But yes, def with you that I appreciate those who try to make this forum an inclusive space for all. And to your point- I am always happy to see a woman’s perspective pop up in the comments (looking at you @Deb @RaleighBikeLady and @Nosyarg !)

I am on the fence about this.

First off, I would rather just have less parking.

But if that’s not possible, do I prefer (1) not wasting money on high end screening, or (2) doing everything possible to hide the parking because it’s unpleasant…

Hm.

If you can put a building in front of the parking (like Origin Hotel, or Palladium Plaza, or “The L”) then by all means, go ahead! If it’s just some metal panels, then maybe it’s pointless? But then if it’s something really top notch (like PNC Plaza), or if it’s underground, then maybe it’s worth it? But then again that makes it a lot more expensive.

Very hard to say.

In the end, putting the parking behind a liner building is my overwhelming preference.

Like our 5 over 1 housing showdown thread, maybe we can have a parking deck showdown? Who wore it best?

Yes! I’ll add in that this sounds like the plan for Smoky Hollow Phase 3 to have a parking deck wrapped with residential and then a tower rising above the parking deck. So an example somewhat close to scale for Raleigh Crossing Phase 2 so it would seem feasible.
