Well this club is formed; spread the word on menus nationwide.

You had to arrive in a fancy car to be taken by the valet. You needed to flash money by your car, by your clothes, by your fame, etc…this is what you had to do as a man to get into these clubs.
If you were one of the poor saps standing in a long queue, and you didn’t look the part, you would stand there all night long and never get in.
No thank you!

Or you had to be a 17 year old female :smirk::dancer:

Well, there definitely were different rules for women than there were for men, but the gauntlet was similar. It was just different criteria. I’ll just leave it at that.

I remember one new year when Notre Dame was in town for a bowl game and their fans in all of their football gear were roaming South Beach after the game. The men were all standing in queues and still wearing their football fan gear including stupid football necklaces, hats, etc., I just laughed to myself as I walked by them in the lines. I hope that they enjoyed their big trip to Miami by enjoying their night on the sidewalk.

The exit to this place should be a black hole :hole: into hell

Already looking so much better; less variety of external materials = less of a hodgepodge of random shit thrown together.

…well, minus that hideously “screened” parking deck. Good god CAN WE PLEASE STOP WITH THE BARE CONCRETE PARKING DECKS WITH DUMB VINYL BANNERS AS “SCREENING”???

What this mean it went up 40 stories

Eh, at least there’s retail spaces on the ground floor of the deck and four total along West St. I think the 1/2 block of parking deck will generally just blend in.

Yeah the north side parking deck is bad. Can’t they add some micro-units for $1,500 a month or some better facade? 30 stories tall, 300+ feet tall at least. Shame about the parking deck.

29 levels more than currently…if you live above Weaver St, facing east now you get to see more building, plus a sliver of retail and a new mildly offensive nothing to see here deck, which will cover up the Hue’s which used to dominate your view

Yes DX-40 means that many stories.

…with the rest of Raleigh’s overstock of bare-concrete parking decks? Sure… not really ideal, though  (and to clarify, I’m not shit-talking you obviously, and I do agree with you that I’m glad they have retail planned along essentially the entire block!)

This is another 40 story rezoning that isn’t building to the maximum height allowed, which should make us all wonder about how the cost basis plays out around new builds. Obviously, we’re at a place around DTR where dev’s are seeking to exceed existing zoning but it seems typically 30 or less is where we’re seeing things pencil out.
Also, does anyone on here with actual development background have any insight into the cost basis for wrapped parking decks — specifically, what is the investment necessary to get more things like Platform, which is wrapped with living spaces versus left naked with its unmentionable cars and lights and horrors left for all to see…? For this one, how many more levels of parking would need to be built to cede enough sq ft to yield something like micro units across the two elevations of this building that won’t back up to another parking deck / building?

I’m gonna go ahead and say I’d still prefer the Hue’s parking deck over this because AT LEAST it has some color. Unless this image is still preliminary, it appears this new deck will be BARE CONCRETE with some worthless vinyl banners hanging down a la Pendo deck. Ugly. I prefer some paint, and the Hue has plenty of it.

No, DX-40 means the maximum number allowed. The building is not going to be 40 stories, per the images just shared.
