Combine some of the rooms in the tower into larger studios/apartments and make the hotel an edgy & youthful affordable housing option. Either double the size of a single studio room by tearing down the separating wall, keep one bathroom in its location while converting the other into a kitchen, or combine two rooms and convert one side to living area + kitchen while keeping the other side bedroom + bathroom.
