Did this one get scaled back too? Wasn’t it originally going to be 8 stories? Only counting 6 in that rendering.
Looks like … every single other 5-over-1 apartment building being built in Raleigh/America right now so, “passable” indeed ![]()
This looks like the Hillsborough / West St corner so 2 levels parking below at this point? I think the Morgan St side has 1 more level exposed at grade?
Better than a riot of completely random teal panels on Hillborough. Not better by much, but at least it helps the blandness fade into the background.
“The Structure is 5-levels of wood framing above a 3-story concrete podium with the lowest level being below-grade.”
being a NCSU attendee I also like red brick.
whoa.
whoa.
this block is going for a rezoning to DX-40-SH !!
?? It had seemed like they were recently working through the permits for the 7 story apt building project?
THERE WE F**KING GO!!! Much better use of this prime lot, and definitely makes up more for tearing down the cool old storefronts!
On the one hand, thank god we’re not getting that cheap teal matchstick junk on Hillsborough. That was probably my least favorite design in the pipeline.
On the other, makes me nervous they’re going to sit on it for a while, then sell it, and we’ll be stuck with a dead block for a long time.
I gave you a grumpy cat but I had the exact same thought LoL
Can’t wait for the new excuses brought up by this new council on why density isn’t appropriate on this parcel.
Slightly joking, this “should” be in the bag.
Wish we could make a zoning condition that whoever builds here needs to build a cap connecting the two bridges for a pocket park.
Indeed. Rezone and sit. Never understood how the 7 story made sense there to begin with. Need a developer with bigger pockets.
Maybe a little extra glimmer of hope is that I believe all the businesses on that block had already been vacated. Maybe no rental income will convince the project to move quicker.
Great addiction to the skylines expand it more west.
Money (or lack thereof) does in fact talk! Good point.
They could knock all the buildings down and then charge for parking? ![]()
Hopefully Trammell Crow or another big boy has more appetite
I say sale the whole block to JK and be done with it ![]()
they are probably still going with the original 7 story development but they are rezoning for purposes of selling at a higher value once they finish building it. A few(10+) years later for purposes of ROI and tax grants the property sells again and someone decides to tear it down and build a high rise with a higher zoning in place. It is happening in a lot of the major cities that some of my clients are doing business in on the development side.
We’re not the only city alone that goes through this right?
