(OPINION PIECE)

I know there’s a lot of disappointment in our community surrounding the many postponed projects downtown, myself included. And maybe it’s the optimist in me, but this could possibly end up being a good thing.

My hope is that sometime in the future (maybe in the 2030s) we’ll experience another downtown developer boom similar to 2015 - pre-covid and we’ll have all these shovel-ready 20-40 story zoned blocks that are developed in quick succession. We may even see some developers build taller than what their current plans call for.

Think about it, we could see dozens of buildings popping up all around downtown.

Sites such as:

Legends lot
Parking lot across from Legends
RUSBUS
Block 83
Pendo pt. 2
Former Comedy Club Lot
Sky House adjacent lot
and now 501

I feel disappointed in the current situation as well, but I’m hopeful it will work out in the end.

(Who knows maybe CityPlat will finally sell its portfolio and open the floodgates)

I genuinely believe CityPlat is gobbling up everything it can afford so when the time comes they can sell, sell, sell and make a boatload of money and I don’t think they’re the only one.

I’m with you, and I hope you’re right on the money. Unfortunately after nearly 20 years in this city, I’ve come to the conclusion that the most disappointing and short-sighted outcome is the most likely, so I won’t be holding my breath.

The pessimism usually only comes from a select few on this forum. I’ve lived here all my life, if you take a step back and look from a 50-foot perspective, there has never been a bigger year development wise than 2026. Public, private, transportation, recreational, entertainment, large and small, it’s all happening this year. Maybe we don’t have a shiny new MLB or MLS team/stadium but were only 2 hours away from some of the best beaches in the world.

I don’t actually think of myself as pessimistic about downtown development. I think it’s more just the reasonable disappointment we all share when many projects we get excited about are dangled in front of us and then don’t materialize. I certainly don’t feel like downtown isn’t doing well, and you’re right that we’ve had a transformational amount of projects that did actually happen. But we want MOAR! :laughing:

I gave you a lion :lion: on this because of your very direct answer. I am very proud of you for being reasonably disappointed that some projects didn’t happen this year. I think that is a generally healthy response. Hopefully going forward we can see things happening once the economy, interest rates and the world uncertainty turns in another direction. We should all thank our lucky stars that we have had as many good things in DTR given how upside down the country in general is at the moment. IMHO of course.

And only 3ish hours away from the oldest mountain range in the world!!! I love Raleigh (and NC in general), please don’t get me wrong!!! Just a healthy dose of skepticism whenever these bait-n-switches happen. I’ve lived here longer than I’ve lived anywhere else, now, so I can definitely appreciate how far Raleigh has come!!! I’ve just also seen how much FURTHER it should be by now, based on SO MANY good proposals (development, infrastructure, public transit, etc.) that are either shot down by the public, the local gov’t, or just never come close to actually materializing. It can get a bit tiring after a while, so forgive my pessimism there.
