I’d rather see the SFHs torn down so that more of those little buildings could be added for a more significant neighborhood retail amenity.
Nevermind, I was completely wrong. This is directly behind the blue house in your picture. It’s interesting because this is noticeably larger than the original house and the largest ADU I’ve seen.
I think I remember seeing one designed like that. I’ll see if I can find it, but I think this is the one with solar panels.

The lot can’t be subdivided. They are “accessory” many are unit above garage.
The ADU in question is me! DIYd the design and most of the labor with a an extra hand for the heavy stuff. Hope to come in around $50/sqft but the utilities could substantially change that.
Bottom 400 sq ft is a wood shop for furniture making, restoration, upholstery. Upper 480 is for myself to live in. Plan is to make a custom interior tailored to the space/needs. Main house is 1200. Wanted to keep the footprint small thus the 2 stories. It does pose a bit of a clash with the main house.

It’s a blast. I enjoy the mindset of having to optimize costs / building materials and utility layout with livability and aesthetics.
I could definitely see myself doing this again. If anyone wants to DM me questions I am open. No expert here but the city is very hard to get additional information from. I once called the ADU Help Hotline… the customer service agent had no idea what an ADU was or who to forward me to.
I just saw this new ADU around corner from me on Stevens Road near Enloe. Looks like it is almost done. I really want a garage/workshop for my home, so I could see something like this being great. The home in the front is under 1,200 sqft, so the ADU is pretty small but fits in really well imo.
That’s a separate dwelling for living purposes? It just looks like a garage with a room over it?
This is the workaround for the City’s stupid ‘anti-garage’ rule implemented a few years ago. Call it an ADU or ‘granny’s home’, run some plumbing & they let you built a garage…uh, I mean 'ADU".
I want to rebuild my garage but if I call it a garage I have to put it in the center of my yard. If I called an 'ADU" I can put it where I want…asinine on so many levels
What garage rule are you referencing? I read in the UDO the other day that accessory structures in R6 zoning have 5’ side setbacks
@UncleJesse so you are saying that you are potentially on team ADU now? I admit that I love the idea of you building one even if you are kind of forced too by the city.
sure I’m “on board”…Still think someone is going to screw this up for everyone & we won’t end up with these little cute New England looking ‘cottages’ everyone thinks are going to be built. When you have Guptas out there, people like him are destined to F it up for everyone else.
This said, I want my man cave & my garage back…so happy to call it whatever nonsense the City wants me to call it so I can build it where I want. I can even pretend to have a graduate student live there so I can give the appearance of supporting the “Missing Middle”

Yeah, recent UDO change standardized the setbacks for all accessory structures. There was a time there when ADUs had less stringent setbacks than other structures. Still, if you’re going to build one, might as well make it habitable now!
Call it an MCU (Man Cave Unit)

You can connect your ADU to the water/sewer from the main house if sewer can gravity. Normally you can’t do that but State gave blessing on this to prevent you from having a private collection system which requires private sewer main permit and plan by PE. No need to have separate water meter if it’s for your self. If not you have to have your UC do the w/s taps. They convert your main house meter to master meter so no more tier rates.
