Okay. You have seen both the Hollow and Bloc 83 courtyard. Which do you think will be more successful?
Honestly depends on the retail in my opinion. I’m guessing Smoky Hollow, but I’m hoping both will work out well.
I’ve inquired about leasing a retail space in both Smoky Hollow and Bloc83. Bloc83 didn’t have much lined up, if anything at all unfortunately when I spoke with them back in May. Smoky Hollow had 3 confirmed vendors and 2-3 other pending retailers.
Hope both spaces fill up tho with great vendors!
It’s good to hear that SH has some tenants lined up. It also sees like they are going to open as the we are finally seeing the light at the end of the covid tunnel.
I actually got downtown TWICE this weekend. LOL I was surprised at how visible One Glenwood and Two Hillsborough were from the Farmer’s Market area heading into DT. Seeing this makes me excited to see what they will do for Phase III (Boylan/Morgan). Still… with the developer building so much parking with this area, I really have a feeling there is even more to be announced in the future.
I just had a random thought… What if Char Grill and Snoppy’s moved into the kiosk spaces in the courtyard between One Glenwood and Two Hillsborough. Then those properties along the northern side of Hillsborough street could be redeveloped as (fingers crossed) residential. It would add to the density of this area and keep two beloved businesses intact. Plus, all the lunchtime diners at Char Grill and Snoopy’s would fill up this plaza and make it feel like a welcoming place to hang out.
While I do like your idea, there current locations offer them something that those locations could not, higher visibility from the road Hillsborough/Glenwood…IMO
True, but as a general rule on this forum, aren’t we trying to create a more people friendly downtown rather than catering only for autos?
I’d love this idea. I’m sure people who have lived here all their life are all nostalgic for the current locations, but I think they’re eyesores. Not trying to get rid of them, but moving them across the street and redeveloping the land seems great to me. They probably couldn’t afford the rent though!
A char burger will not taste as good if they don’t move the greasy grill!
I can give up Snoopy’s, but moving the iconic Char-Grill is a non-starter for me. There’s an experience that comes with Char-Grill that would be very difficult to replicate. I could, however, be convinced to make the existing Char-Grill the center piece of yet another activated pedestrian space between two new buildings on the corners of Glenwood and Boylan.
Agreed, the building itself - while many may think its ugly - is iconic in its own way. I can’t imagine replicating the experience in a different style building. Maybe. It would be nice to have some indoor seating, lol.
Snoopy’s on the other hand - as much as I’ve got super fond memories of eating the special there weekly for years - their buildings were always retrofits.
Yeah I’d be sad to see the Char Grill building and sign go. It’s definitely a landmark in my opinion.
Unfortunately (or fortunately, depending on your vision of downtown), if a developer wanted that piece of property that Chargrill is on, there is no way a hamburger joint would turn down that kindof cash to preserve an iconic building. Money talks. Would hate to see it go but I would gladly buy a hamburger steak jr from a kiosk across the street.
Its not like the current owners have taken particularly good care of the structure itself…ever been in the bathroom?

I was hoping they would just approve it, but instead another month to wait just for a public hearing where 10 people are going to say it’s too tall or will cast shadows on them, and then another wait for an actual vote. I just want to see some renderings!
The funny thing is that we are still in the northern Hemisphere and a building north of someone isn’t ever going to cast shadows to its south.
