where do folks think these places will go? hopefully someone goes in one of the slots adjacent to the courtyard.

Restaurants would be smart to choose courtyard locations for outdoor seating. Even in the Summer (and after Covid), the shade provide in the afternoon by 2Hillsborough will be a welcome respite!

The more people living in the walkshed of SH, the more confident retailers and services will be to sign leases. Places like Fenton measure their reach by car.

$667 per square foot! Never thought I’d see prices like that in Raleigh, much less for office in 2022.
Not even the highest price I’ve seen lately: the old Morrisville outlet mall sold for $742 PSF last month.

That old outlet mall likely came with a lot of land that was used for parking. That’s what’s valuable out there.

Yes, land very much influenced the price. But to be clear, the property that sold was no longer an outlet mall. It was a Gensler-designed, fully-leased campus of class-a office + life sciences space.

My wife and I stayed at the Origin last week and it was nothing special but still pretty nice. For some reason I thought it was going to be a little more upscale. The front lobby situation is a little weird, and it’s strange that there isn’t a direct connection from the parking deck to the hotel, but other than that I would recommend it to out of town guests.

We hit up WYE Hill, Beasley’s and Clyde Cooper’s (and the NC History Museum) while we were in town.

That is strange. The reason as I understand it (based on a pre-opening tour of the hotel) is that the deck and hotel were built separately and owned separately. The deck owners wanted to keep it as general parking instead of mainly hotel parking, and the hotel has to rent out spaces in it. That’s as best as I remember, but I know the hotel people weren’t thrilled about the setup.

The deck serves Two Glenwood also as their required parking as they had to get variance for not on site parking.

321 coffee shop, which currently employs people with disabilities, is expanding into one of the courtyard retail spaces.

Apparently, two downtown locations? The articles says they will also open in the Pendo tower as well (Raleigh Crossing/301H)–Only for Pendo employees. Nevermind lol

This is doubly awesome. It hires people with special needs and it also states they’re going to take up the cafe space in the courtyard between the buildings. I really hope First Watch gets one of these spots that also faces the courtyard as that’ll really activate the space.

I had lunch at Char-Grill yesterday and noticed the “For Lease” sign removed from the smaller unit facing Hillsborough St. I’m assuming they will locate here:

You can kind of determine where each will be located based off the square footage of each space.

321 Coffee : 500 square feet
First Watch : 4,000 square feet
Yoga : 2,000 square feet.

Call me blind but I am surprised to see that those two buildings are 79% leased. I’m assuming it’s all stuff that the normal person can’t see from the street. Every time I’ve walked by Tower TwoOne Glenwood you see the big, empty, undeveloped space on the ground floor. I’m surprised no one has made a move for that one yet. However the article mentions the new owners are aiming for more restaurants so maybe one of them will eventually grab it.

I think retail + office combined is at 79% leased. Tho if they were 79% leased already for retail that’d be a very nice pleasant surprise.
