That & close the downtown bus station…
Right, we should move the bus station to Butner with the prisons and state mental hospitals to keep those “bus people” away from our nice downtown.
Back in reality, having a bus station anywhere other than downtown would be just phenominally stupid.
I am not an advocate for “defund the police”. More law enforcement presence with a mandate to really enforce the law would go a long way.
Yeah you’d hope so but then why the F do all the gigantic new developments on Hillsborough St not include any ground floor retail?
Fact check: partly true.
The two big complexes between Park and Cox (Signature, completed a few years back, and Hub, under construction) do indeed have no retail. However, I can’t find a single other recent building that actually faces Hillsborough that has no retail space.
Not all of this retail space is occupied - the further from existing districts you get, the less foot traffic there is. The Standard and Uncommon have both had quite a time leasing out their spaces for example. Perhaps this explains why Signature and Hub have no retail. Stuck between the university-related foot traffic of Hillsborough, the nightlife of Glenwood South, and the shopping district of Cameron Village, yet within walking distance of all three - hard to find a niche. What sort of shop would want to locate here rather than in one of the other nearby established districts?
Speaking of which, Uncommon has marketing in the windows for 2-3 food service spots “coming soon”. Are these recent or has the coming soon part been exploited
Not sure. There is that Japanese importer Ebisu Life that is supposed to open there at some point. No idea about the status of the other spaces.
They certainly didn’t help themselves when it comes to leasing by making the building so damn fugly. Woof.

I want to point out that it’s “Simons Says Dip This,” which is even more awkward to say, even in my head.
holy shit i’ve never noticed that. thanks, i hate it
also their previous nut butter endeavor was “simon[s] says spread this”
The only way that is going to be a ‘tasteful’ redevelopment is through someone local ( perhaps in partnership with out$ide )…queue up the Men At Work…
Someone like local heroes Kane Realty! immediately gets scraped for a box with a mishmash of five different sidings on it
In all seriousness, while a local firm might be more likely to save some pieces of it, plenty of solid developers around the country like incorporating aspects of a site’s former occupant. It feels good, and potential renters like the connection.
Sounds like more Nimbyism.
WRAL calls the location the outskirts of downtown while it’s clearly in the downtown boundary.
Coincidentally, it’s WRAL studios that can be described as the outskirts of downtown.
I don’t know… I f%$king LOVED that hypothetical render of the tapered apartment building with the interior retail corridor. Unsure which developer “proposed” that but it was a winner IMO
Noticed some work going on in the retail space at the SW corner of Hillsborough and Boylan (under the parking garage). Maybe this is where Simons Says Dip This will be located, or another mystery tenant?
Well it looks like Phase 3 might not be another office tower at least by the original developer. From the Biz Journal today:
Bloc83’s third tower site in Raleigh is up for sale.
Heritage Properties owns the site, plans date back to 2021.
JLL is marketing the 1.47-acre site with no listing price.
The third tower in the Bloc83 development in Downtown Raleigh might not happen as the property is now up for sale.

Given the state of the office market I would think they could sell this site for 15-20 story apartment tower.
Here is the JLL marketing material and great photo of Raleigh skyline.

Too bad as I like the two current towers we got in phase one & two.
I am so shocked they’re not building more empty office inventory in DTR.
