Height text changes voted and passed. 7 stories and up no height limit.

Second motion made to request study to increase height of 4 and 5 story buildings. Voted and only Cox dissented.

This only applies to mix-use zoning fyi.

Thanks for the report. Personally, I think that this has gone too far.
The real problem that needed to be solved was not in the 4-5 story zoning. The problem that needed to be solved was for the 12-40 story zoning that didn’t allow for all floor counts to be realized in a commercial building. To a certain extent, I can see creating unlimited for 7 floors as well, but certainly not 4 or 5 floors under any circumstances.

So does this mean the height cap has been lifted for Downtown Raleigh? For example if I was First Citizen bank and I wanted to put up a 55 story 600 feet tower in Downtown Raleigh, Could it be done without the rezoning ?

No it means if you have a zoning for up to 20 stories, you don’t have to cap your 20 story building at x number of feet. Or, you don’t have to make your building 17 stories to accommodate a feet height limit.

It means we could actually have a 40 story commercial/mixed use tower. No 500’ cap.

It also means we can actually have creative architecture on the crown of a building! If a developer wants to build a 300’ floor-to-floor, 21 story commercial building, they can add a 60’ crown on it to “beat” the 21 story tower next door :slight_smile:

Imagine if Raleigh Crossing had a crown on one of the towers to differentiate the massing between the various buildings. Would be great if one of the corners was even just 30’ proud of the others.

I truly wish it did. Aside from the added density and the curved glass section, I’m really not super excited for this project.

EDIT: They’re also wildly exaggerating the height difference between them and the Hilton Hair Curler. It’s gonna be a 30, maybe 40 ft difference.

Some good points. Yes this isn’t a mind blowing project and it loses some impact by having the buildings crammed so tightly and at the same height.

But if all 3 buildings go up, we’ll have:

  • new tallest hotel (I think. Is the tallest the round Holiday Inn? It’s 20 stories, but a short deck pedestal)
  • new tallest residential (I think. Skyhouse is 23 stories, but no parking pedestal)
  • new tech HQ downtown with naming rights

It’s also the regions first ‘3 building complex’ which is pretty neat as there will be some synergy among the buildings that you wouldn’t have if they were separate projects. Also you can’t beat the density it brings to a single block in the city. So overall it’s a pretty badass project for enthusiasts like us to watch.

The developers said they will start the next two towers very soon in 2020… so this block is gonna be rockin!

It will beat the Holiday Inn by about 11 feet in height but will fall 14 feet short of Skyhouse if the height of all three buildings ends up being 250 feet.

Also, the article you posted is from August 2019, so yes, technically the first tower has broken ground, but most of the time from then has been for foundations, tearing up parking lot, etc. This means we might see 2 towers going up at the same time.

I wonder if the developer will make modifications to the crowns of any of these buildings with the height limits removed?

I kinda like it flat topped like that. I can’t imagine what could go on the top as a crown now that there is no restrictions.

Remember that a crown doesn’t have to be a pointy thing like PNC. It can be a general sweep to one side like FNB.

I’m sorry guys but until I see a blueprint or some better type of proof that the Holiday Inn is 220ft or whatever it’s listed at, I refuse to believe it. Im thinking around 185 at best. It isn’t taller then the Quorum, isn’t almost as tall as Skyhouse or the Dillon and doesn’t even seem as tall as SECU. Driving past the unfinished crane this morning I think is a solid indication that the estimate for the Holiday inn is generous and that all of the Raleigh Crossing towers are going to be significantly taller.
