Downtown hotels

12 story hotel built 2 years ago in Asheville cost $22 million so in the realm of estimates given the price of downtown Raleigh property and high labor costs.

It seems counter-intuitive to me that office space is more expensive than hotel rooms. All the extra walls, but particularly the number of bathrooms you need for a hotel as opposed to office space, particularly open plan space, would lead me to logically guess the hotel is more expensive. Guess that shows you what logical guesses get you. Buckiss!

I had same feeling about office space vs hotel, maybe the higher office floor heights and more glass??

Keep in mind the land was already owned, so the $39m doesn’t need to include property acquisition.

It would never have been curved glass. Curtain walls are always faceted/panelized into straight units other than in ultra high-end projects that might design a completely custom system.

Dropping this one right here since this is supposed to be the most dense hotel block of downtown at some point. Nash hotel to the left, Hilton Garden Inn/Homewood Suites on the right, and I don’t recall for the Firestone corner.

Amazing to see how empty it is right now. If these hotels all get built, tho, it’ll be a pretty nice, sense block.

HOME2 + TRU RALEIGH Hotel is still chugging along.

Anyone know what this means? Looks like the project is nearing the final stages of approval. Would be nice to have an active construction project in the Fayetteville St District again.

It was approved pending appeal. I guess if anyone complains about the approval, they can file an appeal. With no appeals, the approval is final on 6/13.

Nash Hotel , Hilton Garden , Courtyard Hotel @ Convention Center all have approved site plans ,
CD ( Construction Drawings ) . None of them have resubmitted for building permits .

That’s good news about the Nash Hotel, after they cut the grass this past week I was convinced it was on permanent hold.

None have taken the final step necessary to begin construction.

Edit to say, this could mean these projects are on hold for whatever reason. Knowing how long ago their site plans have been approved would be helpful to know, which you could find out by digging through this forum but that’s too much work. If it’s been months with approved site plans but nobody has resubmitted for permit, then yeah the projects are definitely on hold.

The Nash Hotel project appears to be on ice for the moment, but is still on. In the meantime, they’ve got Secure Parking doing hourly space rental with the paved area of that lot.

I just noticed that “Secure Parking” sign there a couple of days ago. Wasn’t sure if I just hadn’t noticed it before or what. Hopefully not too long of a delay.
