with that said…are there any postulations about transit-types being bolstered between these dense portions…if not necessarily daily work commute affecting…but filling a gap where taking a vehicle for many other trips would be reduced?
Well, I’m a big fan of using feet. Expanding the core incrementally and contiguously enables more walkability.
Speaking of (and realizing that this may get put elsewhere), I’ve seen several site plans/other documents like Dix Edge plan reference a realignment of South Saunders that would:
- basically straighten S Saunders to its intersection with Grissom,
- create an intersection extending Hammell Dr to the Northbound lanes of McDowell, and
- Extend Grissom past McDowell to intersect with Green St.
That would free up about 2 extra acres at this intersection (mostly in the abandoned ROW of S Saunders). Anyone have any more info on the planning for that?

It’s difficult for me to assess whether these are new alignments or additional roads. They don’t note what’s going away.
It’s a state highway. The state might not fund such a change but what reason would they have much to oppose it?
They did allowed the stoplight at Prospect Ave to go ahead, after all.

Is the portion of Saunders proposed to change in the street plan NCDOT, though? I would guess that’s COR street at that location
Good point Evan: Saunders is US Hwy 401/70 only until the Mcdowell/Dawson split, then those highways go along that dual alignment thru downtown (then turns into Capital).
The part of Saunders without 401/70 (ie, north of Harley Davidson up to end at Cabarrus), would be city street.
The 3 lanes sections of 70/401 all the way through downtown are NCDOT. Where Grissom connects to the old 2 lane saunders street that is COR per NCDOT street data. Hope that helps? Go figure the reasoning…
