Downtown South development

Anyone attend the Zoom meeting yesterday? I totally forgot it was being held. Doubt there was any big updates.

I listened to the recording and you are correct. No updates. Interest rates are still the main factor so they they would not issue any timeframes on anything either.

This is for the portion of Kane’s holdings that is south of I-40. Most of this is zoned CX-20 so they can build pretty much whatever they want here. But as far as how much of this entitlement will be used, who knows.

Do we know if they plan to connect this portion of the site across I-40 to the northern portion and the greenway at all? And if so how?

No such connection is spelled out in these plans as far as I can see. See them here.

This seems like it may be a spot earmarked for a connection to Granite Street

The subdivision plan says that all the internal streets are classified as “Multifamily Streets” under the UDO, which, also per the UDO are only to be used with Townhome and Apartment building types (not mixed use). In my estimation, this means this will be 100% residential - with the possible exception of the two lots directly fronting South Saunders which, to my eye, seem to be likely candidates for traditional outparcel retail. (Fast food, etc)

Zoning here is CX-20-CU. From the zoning conditions:

I guess if they get that point of access from Granite Street, that means a max of 1350 residential units. The CX-20-CU zoning has no specified frontage so that means there’s not much restriction on the form of development. I’m not holding my breath for anything especially “urban” here.

I remember when they first announced DTS, they showed some renderings with soccer fields there. But that was a long time ago, so probably has changed.

I had always heard there were far too many wetlands on that plot of land for anyone to build anything useful there. (Way more than what’s shown on that plot.) We’ll see if this is what actually gets done.
While not technically part of downtown South, I guess it’s for this part of town that kinda needs new life.

The real estate developer has filed a subdivision plan with the City of Raleigh for 78 acres where Interstate 40 meets South Saunders Street south of downtown. The subdivision plan is the first step of the site review process with the city. The developer would follow this submittal with site plans.

The subdivision plan proposes to split the property at 2400 S. Saunders St., 558 Granite St. and 498 Carolina Pines Ave. into 11 open lots separated into three phases. In all, 50 acres of the property will be developed.

The first phase would be seven lots totaling 28 acres along Interstate 40 and South Saunders Street. Phase two would be three lots totaling 19 acres while the third phase would be one lot just shy of two acres.

I’ve been vocal about my distrust of phased development, but at least this one has most of the stuff in the first phase for a change. I couldn’t care less about Downtown South rumors unless something big actually happens. I’m much more focused on downtown itself. Not saying I wouldn’t love a North Hills with a major league baseball or soccer stadium put in down there, but wake me up when it actually happens. :sleeping_face: Thank you for sharing the updates though. Maybe this is a first step finally.

John Kane did say they plan to start by the end of the year per the article. So who knows.
