Downtown South development

just because the Kane action is called “subdivisions”, I presume these are just terms to describe like what he did in North Hills development, am i right? He’s not pivoting to suburban single family homes vs the 900 residences the property was rezoned for, is he? I have to assume he’s still planning multi-family towers here? I saw the word “subdivision” and my heart dropped a bit.

When a landowner divides one parcel into 2+ parcels, that legal process is called a “subdivision.” “A subdivision of houses” is just laymen’s terminology describing one of many types of legal subdivisions.

If the tract shows multiple lots it is a subdivision. If it is one tract it goes to ASR. You can do SUB then a ASR for each lot if needed. The tract has lots of future long term potential.

ASR-0040-2026 has been updated.

From the Triangle Business Journal article today:

"Kane Realty has filed site plans with the city for the first buildings in Downtown South. The North Hills developer will build 350 apartments across eight multifamily buildings for the first stage of the multibillion-dollar project along South Saunders Street.

The site plans show there will be 210 one-bedroom units, 133 two-bedroom units and seven three-bedroom units. The garden-style buildings will be three and four stories.

Amenities shown include a clubhouse, a swimming pool and several outdoor courtyards. The apartment project is slightly different from the majority of Kane’s apartment properties as the parking is surface lots rather than a parking deck. There will be 521 parking spaces."

Humm… this sounds a lot more suburban than was originally pitched. 3 and 4 story apartment buildings and surface parking? If so, I’m already disappointed.

This looks to be for Tract B which has already been in the news this year and is just OTB. This is not the Tract A that was planned to have residential and office towers ITB.

Also happens to be right across the street from where someone was shot last night. On the other end of Pecan, someone was robbed and shot in Herford Village just last week. Very happy to have any development progress in this area.

I’m not aware of any plans ever for this parcel so I’m not that surprised… this is the parcel across S Saunders and on the South side of I-40. All the mixed use was on Penmarc, North of 40.

Yea, this is not really Downtown South. Just more of the same sprawl between I-40 and Garner. I am somewhat surprised they are starting with this spot instead of Downtown South though.

Lmao my guy… the first info I saw about this was here in the DOWNTOWN SOUTH development thread, and the article snippet shared stated “Kane Realty has filed site plans with the city for the first buildings in Downtown South.” - what, exactly, was I expected to think? I did not look up the exact location because it was indicated the “location” was “Downtown south”

So yes, this is a nothing burger, but the way the information was presented certainly did seem A LOT like this was a severely downgraded first phase of the Downtown South we’ve been waiting for some sort of update on. NOW I will relax. Christ!

Not far away is another apartment by developer Trammel Crow, Allora Southview. They are under $2/SF and concessions - so from a capitalization standpoint, Kane knows the only way to make his project move forward is to present a viable plan.

The new development site is approximately 1.5 miles from downtown, so the best “NC analogy” using Charlotte would be how Avalon South End is a surface parked midrise near the downtown core. I’d like to believe the long term plan for the master development is still density, but it needs a catalyst and time. Long term this is a positive for the city’s growth.

FWIW, before finishing the story, I asked Kane Realty to clarify if this was truly part of DTS or not. Kane Realty confirmed that this tract, these lots and this plan is in fact part of DTS. Love it or hate it but that’s what Kane Realty is saying.
