Personally downtown Raleigh should go as far east as Raleigh Blvd or Tarboro St/Rock Quarry.
I am frankly really excited every time the boundaries of where urban development is accepted and expected get stretched. Our classical downtown is really small. If we want to be a city of many urban neighborhoods, then Boylan to Person/ Peace to South is going to get claustrophobic really quickly. If this proposal results in something of the calibre of North Hills East, I will be overjoyed.
It’s an economic opportunity zone that’s due south of downtown. IMO, it’s a stretch to call this southeast Raleigh.
I think it’s also a stretch to call this downtown Raleigh as well, but it’s definitely a southern gateway to downtown.
I agree that Raliegh has a very small downtown for the size of the metro, and I like projects that increase the boundaries of the urban area.
In an ideal world, this would be closer to the present day downtown so it could actually increase the size of downtown instead of being a separate thing, but I like it here a whole lot more than in a true suburban location. Also it makes sense to grow the urban area towards I-40.

I think the Opportunity Zone is a big driver here, just like it is designed to work. I sure hope the community around there benefits. This area would be a good place to get some mixed-income housing, particularly affordable places. They don’t even need to be on the main development itself, but walk able to it. An opportunity zone also seem a good place to try some micro-shops and sharedwork spaces. That would certainly show a commitment to opportunity and encouraging entrepreneurship.
I’ve always been a little fascinated by the old Water Works building a little east of the Penmarc site. I think it’s designated a historic landmark? Hoping that development in this area would lead to some kind of historical renovation/reuse of that facility. Does anybody know if that is even possible?

All of this development news makes me as the question, When was north hills built? How fast did Kane build it?
I am wondering what the time line is for this project, do you think it is over 20 years, or is he going to be a complete mad lad and finish in 5-10?
At least we have some security because Kane isn’t swayed by economic recession.
I liked that the story mentioned more fields. Wake county has an enormous number of kids in youth soccer - I believe second in the country - but then participation drops way off because the older you get, the later you need up on a pitch. There is a serious shortage of fields, as there is for baseball. Lets hope the drive for pro teams in both sports helps with this. Remember folks, its for the children!!!

To directly answer your question, for NH to go from basically nothing, to what it is today, took about 15 years.
North Hills was rebuilt in the 2004-2005 timeframe. North Hills east broke ground somewhere in 2008-2009 range. There was a time between where Kane wanted to build a 9 story office building adjacent to North Hills - but the city wanted him to dedicate an additional 20’ or so of right of way to eventually widen six forks, which he didn’t want to do. That was the genesis of NHE, and probably at least partly explains why there were a few years between the two projects.
Since then, I can’t recall a time when there wasn’t something under construction or with groundbreaking imminent at NH.
Yeah - He is still building in NH east. He owns a good bit of the land to extend it most of the way to WF rd.
