Anyone want to bet on when Flowserve cashes out of their primo location in the middle of all of these holdings? I’d think that future property value alone, and resulting property tax escalation, would encourage them to think about their next move.
Something I’ve been trying to figure out - the visitdowntownsouth.com website references 160 acres that they’ve assembled, while the N&O article (and others I’ve seen) say 130. The Flowserve site is about 30 acres however this may just be wishful thinking on my part.

Mind boggling how much underutilized space there is already and further east along Wilmington, Hammond and Garner North and South of I40
For those who don’t think that Raleigh can’t easily get to 600,000 in its current footprint, they haven’t paid attention to all of the undeveloped and underdeveloped land out there. In the next 10 years, we’ll probably see more strip center conversions to mixed use as shopping gets more specific (think the Wegman’s/Trader Joe’s/Costco Holy Trinity) while less desirable shopping centers decline or are abandoned. The Flowserve property, while not retail, is another example of a chunk of real estate that is destined for redevelopment. It’s just a matter of when. In fact, it’s easy to see the entirety of S. Saunders from 40 to MLK getting redeveloped in the next decade or so.
Interesting how little road frontage the two parcels to the west of S. Saunders have. Big chunks of land with little access. Also, several limiting factors to opening things up with the RR, I-40, and wetlands. Very curious to see what the Downtown South folks have planned for those parcels.
Guess this means a bridge of some type? Maybe a green land bridge with trees and stuff. That would make for quite the view from 40. This project would need some kind of highway noise reduction anyways unless people just want to hear traffic noise 24/7.
I would wet myself for a land bridge over 40 at this location. Traffic noise in this area is intense with S. Saunders and I-40.
No source at the moment, but I have a vague memory from long ago that some of these peripheral properties were floated to be used as soccer fields.
I sure hope not. Unless there’s something that’s stopping them from going vertical, like a floodplain or soil issues, these parcels need some actual dense development.
Yeah, and however many millions they paid for those properties seems kinda steep to just turn them into soccer fields. Don’t see a lot of ROI there.

I can imagine them putting a garage on that west side for large events and a footbridge over to the Penmarc side.
I thought the land across S Saunders from Sam’s Club had been floated as soccer fields as well. These would probably be used for the development academy and tournaments and stuff.
But that was floated when they were pushing for the public funds so maybe that was kind of a carrot who knows if the plans are the same or if I’m even remembering things clearly.
Turning floodplain into usable, but drainable fields for NCFC would be awesome. That’s what I think the entire area that is currently car dealerships next to Crabtree Creek on OWF & 6 Forks should become. If not for those ginormous (and awful) paved parking lots for cars, Crabtree Creeks flooding problems wouldn’t be nearly as big of an issue.
