Fayetteville Street Developments and Vitality

The Kimbrell’s space is really interesting…

It spans the entire block between Fayetteville Street and Salisbury Street. What if a public corridor/passageway was opened through the center of the building with small retail units lining both sides like a modern interpretation of a European shopping arcade. Similar to this one in Portland and here. The upper floor could be 2 restaurants with roof terraces - one facing Fayetteville and another facing Salisbury.

It would open next door to Deco on Salisbury building on the shopping ‘area’ they have trailblazed. It would also provide an additional pedestrian connection from the Nexus development at the old N&O site to Fayetteville St proper.

Wasn’t the Kimbrell’s space was pending a rezone to 20-40 stories?

I believe it was approved for the rezoning for Empire Properties? Or was it Sandreuter? Either way, it was clear it was more a profit driven rezone, and that the buildings would be saved for the most part. Unless I missed something. I’m sure pre-pandemic there were plans, but they fell apart in the pandemic.

Just imagine an urban AMC movie theater or Bowling alley in the Kimbrell’s building with a few retail spaces and night club above it.

what and have the night club noise drown out then bowling balls and pins dropping and both drowning :grin: out movies. But does sound like a good idea to diversify entertainment options for DTR.

Knoxville converted an older historic building into a large and very nice Regal Theater (helps it is HQ’d there) in their downtown ~ 15 years ago and it basically single handedly revitalized their entire downtown.

Not sure if that playbook holds for post-pandemic world but it really can be an amazing catalyst for an area.

That’s what I’m talking about! I don’t know if my heart can take all this positivity toward the idea of a downtown movie theater.

Years ago, I went to a movie theatre in Buckhead that was in a mall (Lenox Square or Phipps Plaza maybe?). There was a big food court where you could get food, you bought your tickets on a lower floor, and the theatres were split between a few floors on the upper levels. There was a big open atrium to kinda connect the floors together to make it feel like a connected space. You could get whatever food you wanted in the food court and take it into the movies. I loved to see a theatre in a vertical setting, rather than a rambling/sprawling single floor like the ones we have around here. Of course this was when I was still in college visiting my cousin in Atlanta, it is probably long gone at this point. IF we were to ever get a theatre in DTR, I hope it would resemble this layout.

That’s AMC at Phipps. I went a few years ago but it was like $25 just for the movie so never again

Downtown Orlando has a nice set up in one of their newer towers, right in the heart of it on Orange Ave. I never lived in DTO but I did go to that theater a couple of times before I moved away. Similar setup with a split floor from the street.

Miami Beach has a nice 17 screen Regal Cinema that’s 3 stories.It fits into the walkable context quite well.

I would love this for DTR but can understand any developer that’s hesitant to pull on this any time soon. Between the Rialto and Alamo, I’m good for now.

I completly understand and agree with the hesitancy by most developers on a single project/building like that. However, DTR and Raleigh as a whole really needs more innovators like JK with deep pockets and whom want to make a mark on DTR. One that says “I built this”. Developers would be more likely to do so if the PNC Arena was moved to downtown. Same with hotels and basically everything else.

I agree. I think people have realized they can sit in their house to watch movies, and not listen to strangers talk/munch popcorn with their mouths open/slurp 1000 calorie sodas. I rarely go to movies but one of my friends that goes to them all the time is now in the camp of not needing to go to a theater. I think movie companies are streaming new releases which undercuts the theaters as well.
