I think he’s saying that most of the proposals called for 40 or higher story buildings. The city would easily approve a PD rezoning for this property for the right proposal.
Hopefully this property only has underground parking and no parking diaper.
Doubt anyone has submitted a proposal yet. At this point it would just be very very preliminary “interest”. Process hasn’t even officially started yet.
Correct. My understanding is that the city got a lot of “phone calls” but formal submissions had not occurred but based on my conversation, it seemed plausible the city received some “high level” proposals.
Regarding the height, I was verbally told this was the requirement…but I haven’t seen anything in writing.
Does anyone happen to know if the city would ever sale the block right in front of the Duke Energy for the Performing Arts Center? It would prove interesting?
No need to sell the plaza. Nice park area and open space for south end of downtown and helps maintain the grand entrance feel for DECPA. Plenty of other parcels for development.
Other parcels could include some of those Shaw parcels one day. If the interest proves to be high with the 2 city owned parcels, to me it would be a no brainer to explore selling some land. I guess time will tell…
Need more people other than office workers on Fayetteville st. Hotels will help a lot. Nice hotels with open outdoor areas that spill on the street activate these semi dead zones. Seen it in action in small cities like Chattanooga, and it works.
