I was out Friday night for supper and a show at the Pour House and was pleasantly surprised how lively downtown was, especially considering how chilly it was that night. Love to see it.
Highwoods Properties is behind many of new businesses opening on Fayetteville St. (and of course with their big investment in multiple office buildings I can see why). One thing this article does not mention before coming to Highwoods Brian Leary was with Crescent Communities in Charlotte and instrumental in developing the 26 story Ally Bank Center and adjoining JW Marriott Hotel.

It is good to read that article and see that there is “somebody at the helm” for Fayetteville Street on the whole, rather than one building at a time, who is actually trying, and has a vested interest in making it work.
More consolidated ownership and therefore stewardship of an intentionally curated retail mix might be just the shot that it needs in order to compete better (for office tenants as well as retail patrons) with places like Fenton and North Hills.
Wonder if Highwoods would consider coordinating all those various new businesses into a joint advertising operation. I still feel like restaurants and retail in downtown still rely far too heavily on word-of-mouth. Everytime I stroll around down there, I see some place that I haven’t heard a peep about. I seem to remember Empire doing such a thing pre-covid quite often with their restaurants.

https://www.thompsonrestaurants.com/ i think this group has several restaurant varieties under its umbrella. i was able to eat at a ‘milk and honey’ restaurant from this group near Baltimore. stylized southern food, sts. it was very good. i don’t think they are as far south as raleigh though? maybe some similar type of outfit would be a good fit for fayettesville st?
They do have a lot of nice concepts in their portfolio. Perhaps they would consider a location in DT Raleigh. It would probably do well.

Anyone know the story?
From Google Maps, looks like the top floors were demolished between 2015 and 2016 after having YEARS of renovations as far back as at least 2007…new windows etc. Then suddenly it goes poof and the aerial view shows holes in the first floor ceiling now. The entire side of the building facing Salisbury St. used to be a WENDY’s lol with photos on the wake county tax website. Anyone know why the upper floors were abandoned after years of work attempting to get it rehabbed?
That is wild. And dang I’d kill for a Wendy’s downtown again lol.
I used to live in one of the apartments in 112 Fayetteville. I believe it still has the 6 apartments and the ground floor space seems to turnover to a new club every year.
Next door, 114 Fayetteville, doesn’t have a roof and I believe it’s structurally unsafe. I imagine the reno work would be way pricey and it’s a hard site to put some height on it, for Raleigh. That’s why I think it’s been empty for so long.
Maybe they are dismantling it brick by brick in hopes that nobody notices?

Not sure how I missed this for the last 2 months, but the RFQ for the Fayetteville Streetscape was won by The John R. McAdams Company. I actually had to reach out to Dylan Bruchhaus to find it because the reward was in the Consent Agenda on November 6th.
The award is primarily planning. They are going to:
- Develop streetscape recommendations to address public space improvements, expand outdoor seating, enhance public art, improve the streetscape furnishings, landscaping, and balance the street’s historic context
- Develop a regulatory streetscape plan for Fayetteville Street.
- Develop an existing condition analysis of furnishings, public art, hardscape elements, infrastructure, utilities, transportation features, and tree and vegetation.
- Conduct outreach and engagement.
- Develop a utility plan and cost estimates for removal, replacement, consolidation and/or relocation of existing infrastructure and utilities.
- Develop a lighting plan.
- Develop cost estimates for phases of implementation.

Expand sidewalks by converting some parking to parklets
Add awnings and trellises in front of retail/restaurants
Split up large spaces like Kimbrells, chic fila, and CVS into smaller leasable chunks
