Guessing those are catering to the corporate executive rental crowd, like the penthouses at the Eastern. Company brings in a new C-suite exec and puts them up in one of these while they start the homebuying search.

Folks at those prices don’t typically have mortgages. They will likely be cash buyers.

Sort of, buyers of multi-million dollar homes often make cash offers with a delayed financing approach, leveraging their available liquidity to close. After the purchase, they will likely refinance the property, leveraging it up to ~60% or an amount that offers the most favorable borrowing terms. The home’s financing proceeds are then redirected into alternative investments that yield higher returns.

Love it! We also got the Lego figurine store nearby. Hope Fayetteville St. keeps getting more fun small businesses like this.

A Mast General Store would be a good start upper end of Fayetteville closer to the Capitol and museums tourists love it and locals will come too. As for other national retailers you need more rooftops i.e. apartments, condos etc.

I actually sent Mast General Store a detailed email last year for the real-estate posting on 210 Fayetteville St. I told them the site is very much up and coming with all the development surrounding it. It is a family owned business and only family members can own the store. They appreciated me reaching out, and said any new store opening is a very slow and deliberate process. Very nice people to talk to. Hopefully a Mast General Store does come to Fayetteville Street. I believe this would be the turn around point downtown Raleigh needs.

I just saw this today their 12th store coming soon in Chattanooga. I do think downtown Raleigh has some good buildings they might be interested in and with all the tourists to the downtown museums and locals I think it could work there.

One thing to note about Mast - all of their stores except Columbia are in popular bases for mountain trips. And even Columbia does have a national park pretty much within city limits.
