Fayetteville Street Developments and Vitality

This section with Birdie’s and its courtyard looks a lot better redone now.

Bonus dinosaur art.

I see you have found a work around for the lack of emojis available. :pig:

Leo, I think we need a fix for this sooner rather than later. We have a Gucci hack/hole to plug.

We have a fix. It’s called the suspend button.

Not technically Fayetteville Street, and not sure where else to post this. But, this is a good summary of the current state of commercial real estate. The space above the Raleigh Times is converting from office space to living space..

Honestly, a really cool spot. If I was looking for a 2BR to rent, this would be high up on the list.

Nice place but the price is a bit steep. You would have options still near downtown for $3200/month. Cool place otherwise.

$3,200 a month to still not own the place you’re living in- in RALEIGH NORTH CAROLINA- is inarguably and monumentally insane lmao

Is this a joke?

At least you get a late night loud bar and early morning coffee place below you. If you don’t value sleep or money or owning a home, this is the place for you!

I know of 2 homes for lease in North Raleigh that are $18k / mo unfurnished…

LOL those must be some very nice homes, waiting for some very rich/foolish tenants.

They are nice houses for sure, with pools and spa baths, etc. I would hope all features are maintained with 90%+ uptime included in lease. But still, hard to fathom our market supporting a lease rate that comes out to nearly a quarter million bucks a year!

It’s about 2000 square feet. Looking at apartments the same zip code, it looks like it’s about on target for what should be expected. You also can’t go downstairs and grab fried pickles at any of the other options.

Here’s something we should all remember.

Some folks have a $%#@ ton of money.

If I was filthy rich I’d live in Barcelona or something, not frickin Raleigh. But that’s just me.

The funny thing is that if you are renting anyways and can do a digital nomad visa or similar, the cost of living in somewhere like Barcelona is substantially cheaper than Raleigh lol

I consider it sometimes

Greg Hatem, Empire Properties chief, lived above Raleigh Times as it was getting off the ground. They likely switched it over to office when he moved over to Oakwood.

The $5,000,000 house they built 3-4 years ago on the Corner of Dartmouth and Rowan near N. Hills is for sale. Zillow lists estiamted Mortgage payment as $34,000 / month.

Where do people find the money.

That… sounds like what urban apartments cost. Wait until you see what it’s like in the really big cities. Haven’t had to look at rental prices in a while?

Rental prices have generally been falling since I’ve moved to downtown over three years ago. Thanks to seemingly nothing but apartments being built.

I’ve also had my eye on prices, for both renting and buying, for other much larger cities, and prices are the same if not notably cheaper. There are obviously a few exceptions, NYC, LA, SF, Boston, Austin.

Surprisingly, I have found buying, assuming that is an available option when taking into account all it’s other financial factors, to be a more affordable option in some much more desirable (for me) cities such as Toronto, Chicago, Seattle, and more.
