I spoke with some of the Lincoln crew about their location and renovation. They received a quote to replace their Marquee for $30k . They’ve also toyed with the idea of buying the adjacent storefronts
Honestly I’d think this project would easily make their townhomes worth a lot more money.
Marquee, as in, literally just the canopy over their entrance? And you said $30k, as in, thirty thousand dollars? Jesus H Christ. Honestly, the current one is just fine. It looks old and experienced haha. I would love if they purchased and did something with the storefront next door - and partnering with 2112 would be a dream - especially if they included some MUCH NEEDED monthly band practice spaces!!!
Amen brother. And the City should fund their façade upfit so they can spend that $30k on interior touches. Yeah, that marquee is pretty large and would have to be structurally attached to some old brick. $30k makes sense.
p.s. The New Mastersounds on the marquee… those guys shred. We opened for them back in September. They are funk masters.

As far as the thread, the Iron District is going to be sweet and the original development to replace the Waste Industries location on Atlantic had a stage / event space so we can bring it full circle…?
Speaking of the OG ‘Iron District’ development, it had a ‘moonshot’ idea of a pedestrian bridge across Atlantic to Dock 1053. Love to see that AND, if a second moonshot was an option, then let’s get a pedi-bike bridge across the beltline to the burgeoning edge of this district and Mordecai…
I think the area in general will skyrocket, but I think having 7 story buildings on three sides will overwhelm the townhouse development. I’m imagining having the taller buildings in Cameron Village immediately next to these 2 story townhouses. This will be a case where the shadow will be real rather than rhetorical.
Totally agree. That part of the street sucks to walk down. They will not be able to easily walk to new commercial, a restaurant, and the loading dock.
One development question that I have…often developers will ask for a rezoning but then build something lower than what they asked for (for example, in this case the ask is 15 stories but someone on NextDoor indicated that they heard it might only be 7 stories). So why ask for 15 stories and rile up the neighborhood when you don’t plan to use that full rezoning allotment?
The orientation of Building III sucks. Any insight into the architecture we’ll get ? Is it just the standard same old same old?

A common negotiating tactic I’ve seen take place in business and politics is to ask for more than you need so that if you have to come down, you were seen as comprising.
I guess that makes sense but a lot of times, redevelopments clear the citizen engagement process and nobody still knows what sort of use/density/height it’s going to be in the end so I was just curious if there was something from a financing or other logistical standpoint.
Interesting…the building on the left’s orientation doesn’t match the site plan. The rendering has it at the Whitaker curb, but the site plan does not.
~32 acres, 550k sq ft industrial office park behind Wegmans sold for $59M. whoa. but doesn’t sound like any development plans in the works.
