As a person who typically commutes along FoN / Wake Forest into DTR, there is zero doubt that developments in the pipeline and the ripple effects of new ones to come are going to further stress this corridor. So it goes…Just wait until the Six Forks new streetscaping work starts to be done between the beltline and Lynn (which will funnel more traffic towards FoN / Wake Forest or Capital)…whew!
Transit has never truly been a viable option (time and frequency remain the enemy) with no sign of relief in the ‘near’ future (aka my lifetime).
Man, what a rail stop between this and Dock 1053 would to this area…
I know the Midtown-St. Albans plan is anticipating some pretty good growth in that area. Not sure how far south the project limits go but at least along Six Forks Road south of the belt line.
This area fits it much better with Midtown/St. Albans, than it does with Five Points. There are a lot of areas where the CAC boundaries make little sense.
No kidding . . . transit between Downtown and North Hills could really activate this corridor. I’ve made a crude drawing showing some of the development opportunities, with light red for medium-density and bright red for higher density:
Sounds like a lively meeting awaits. This headline could be misinterpreted to mean “at” Five Points, meaning the Rialto area, rather than the Snoopy’s area. Neighbors also sent out the “Save the Farmer’s Market” misinformation.
How does a project like this work? All those properties are owned by multiple different LLC’s and individual owners. Think they have purchase agreements with all these people? I counted about 9 different owners of these 16ish parcels.
Yes, that’s correct. They have all of the parcels under contract or they have already closed on them. Have to give them credit for being able to assemble all these parcels…which isn’t easy
Thanks, this is helpful. The repair shop on the corner is our company’s vehicle maintenance place. They changed ownership and changed names last week or two weeks ago (they sent us a notice in the mail.) My boss asked why there would be a new owner if it’s getting torn down for a 12 story building, which got me checking the owners and it’s a unique owner vs all the other properties.
So I’m guessing at this point, the auto shop is still owned by the original owner or was sold to the development company already. Either way, I’m assuming whoever is running it now is on a short term lease.
They probably have a letter of intent with some basic terms and a small exchange of money with all 9 landowners. Something essentially to the effect of “If we are approved for a PD then we will purchase your property for $XXXXXX, %% above market rate. In exchange for above market rate, you must take property off market and give us first right of refusal on any competing offers.”
Can also do a commitment to purchase on condition that get approval to build.
Like the I will buy you house on condition that appraisal comes close to price and I can get a mortgage. Put down a deposit but will be refunded if conditions are not met due to no fault on my part. Now if I do not tell owner my credit sucks and no way will get mortgage then I forfeit the deposit.

The townhouse owners in the cutout must be fuming.
It was pretty tame except the lady with the ridiculous “5 story zoning” bright red tee shirt.
The bigger meeting is in January where supporters need to show up because we all know the vocal minority naysayers will show up and complain about “shadows being cast over all of western Raleigh, Greensboro and San Francisco” by the ginormous skyscrapers being proposed.
RE: sidewalks, the developers will be required to put in sidewalks…which don’t exist today. This will be an awesome project for the City!!
We just saw a rezoning case approved by the new city council that had over 200 no votes and single digit yes votes. The meeting may be heated and may result in a no vote, but…
I will support this if and only if 2112 Percussion is treated well and can find a new home nearby of equal or better quality.
2112 percussion should join forces with Lincoln theater and renovate/expand the theater block to include the retail shop with small day shows that roll right into ticketed events at the theater
