Stopped by Trig Modern and they said the building of Dock 1053 has a new owner, and they’re planning to develop the whole interior of the building and make it a much bigger destination over the next 12 months. And everyone is in agreement that the crossing to Iron Works needs work. A roundabout was suggested.

two of their employees spun off to form a new studio, lightship neon. i just took a class there and it was incredible
Oh yeah, and that’s great! I just loved the gallery aspect of the Glas workshop, and just how many signs and lights they had absolutely packed into the space
Dock 1053 has been bought by Beacon Partners for $35m. They also previously bought the warehouse property directly north of this site.
I think the Grubb brothers are connected on these. One does deals in Raleigh. The other has that Beacon Partners business.
They also own the ice Plex on Hodges St. (912 Hodges).
They got a rezoning for apartments in 2022 but nothing has moved so far (Z-63-21)
(Almost) corner of Oberlin x Fairview (part of the new Birney Park or whatever development) is vertical! Hard to see over the fence on Fairview right now but I drove past on the other side (new road) and it’s long, rectangular with wider ends, and has a lower floor with a down ramp, so assuming a floor of underground parking! Had no idea:
[1st Edit]: The corner itself is still vacant (dirt pile) so I imagine a second, more square shaped building which I know for sure is slated to be a single space retail building (my guess is CVS or Walgreens because ugh). No idea what the current in-development building is supposed to be (circled, and I think an older draft because those streets are all F’d up):

[3rd Edit]: I’ve figured it out- I was on Marchmont street, the building going up currently is the Brightbury- must be apartments (circled black), the corner retail building(s) is further out (circled red), a LOT more to go here:
The Brightbury will have 18 condos, many of which have already been sold: The Brightbury - Birney Park
The Elizabeth will have ground-floor retail and 7 “residences” on the upper floors: The Elizabeth - Birney Park
The Caroline will have 12 “pied-a-terre-style residences” and the building’s design resembles the Spanish Revival architectural style: The Caroline - Birney Park
My favorite part of the neighborhood will be The City Homes (8 attached SFHs), with designs heavily influenced by brownstones in Boston: The City Homes - Birney Park

I think they’ve only listed 3 since one set/building has 3 attached homes. My assumption is that that set/building will be built first and the other 5 homes will be built later.
