WOW completely forgot about this one - love that they are including some shipping container retail!!! Seriously, can we rename this whole area “New Warehouse District” ??

912 Hodges also just filed a rezoning request. I have no idea what it’s for but it’s 13+ acres and right down the street from here

IIRC there’s a residential building proposed there. I seem to recall it getting discussed, maybe in the midtown thread.

Also, most of the rental houses along WF road have been vacated by tenants. Tear down is close for phase 2 of East End market.
Tenants of progress court are also leaving. I heard by one of the that tear down is planned for January 2022.

I caught this thread on Twitter a couple days ago. Looks like the developer may be planning to build… almost zero pedestrian infrastructure as a part of this project?

That’s fine with me. There’s no where to walk to anyways, and I’ll be driving to get there. Hope they do eventually get the pedestrian bridge done, though.

There’s literally an entire district being developed around this. plus the residential neighborhood. plus the greenway.

I tend to agree to some extent with Mr Spaz(iano)'s desires, although I do disagree with a couple of his assertions (Iron Work’s ain’t downtown and for that matter, it ain’t really Mordecai…). Anyone who thought the Pedi-bridge was going to solve the City’s long-standing absolute ignoring of the issues around Atlantic Avenue was either fooling themselves OR, probably more likely, living semi-adjacent to this area and already understand these problems and were hoping someone else will pay for it.
The plans that exist to improve Atlantic Ave are patchwork at best and going to take for freaking ever to come to fruition as this is infrastructure the City has punted down the road for eons. The Iron Works developers are going to build PARKING for you to come check out their sweet multi-use mix of real estate and they might just build a freaking bridge to get you over Atlantic instead of playing frogger to cross it. Sim City for real…!

To me, the sidewalks on Atlantic are more important than the pedestrian bridge. (Although, I had always kinda assumed the pedestrian bridge wasn’t actually going to happen)

I would 100% agree with that BUT there’s no sidewalk network through Whitaker and most of this stretch of the corridor from the Atlantic RR bridge to Hodges - why should one new project have to carry the water for the lack of infrastructure? This area is converting (slowly) from industrial use to having actual mixed use because of these forthcoming developments.
I wonder - if this was going into an area where the developer COULD match up to existing urban grid then I bet we’d get them building their adjacent infrastructure to match. In this case, if they spent the money - they’d still be an island. Why spend the money? Maybe IF the City approached them and said ‘Hey, we’re doing this streetscape project in a year or two or five - would you want to align with our plan?’ then something might be different. Doesn’t appear that’s the case.
Evolution requires time or a great plan or a big freaking bang…

I know my reply was flippant, but this is exactly what I meant. There’s not much sidewalk infrastructure from the city in this area, so having them build sidewalks on their perimeter doesn’t do much for pedestrians visiting. Most visitors will be like me, driving and parking, and walking within the development. Surely there will be some sidewalks within the development?

FYI the city is about to start construction on a large sidewalk project in this area. All the way down Wake Forest Rd, basically. Combined with the improvements coming from East End Market (assuming they will upgrade the sidewalk around that complex) and the West side of these projects will have greatly improved pedestrian infrastructure.

Although I know less than nothing about city governance or the development process, consider me skeptical that we are 75 years away from sidewalks on Atlantic.

Yep and on Atlantic from New Hope to Highwoods, in time…but still not really a cohesive plan that I’ve seen for the area from Hodges to the RR bridge on Atlantic where Iron Works is concerned…?
I guess what I’m saying here is at minimum, part of this is on the City to get things rolling with Iron Works Dev if a different outcome is desired…not to expect it to simply materialize.

Here we go. Remove a lane of traffic from Atlantic Ave and replace it with a multi-use path from the Crabtree Creek Trail to Whitaker Mill Rd, then remove a lane from Whitaker Mill and continue the path to Wake Forest Rd. Obviously make sure the path is physically separate from the road, and add crosswalks at all intersections, but would this not solve about 99% of the pedestrian infrastructure problems in that immediate area?
