They originally stated that this would be 100% built on speculation. I think they’re just moving through the normal process to get this kicked off.

Well that just means they’re not waiting to lease it up before they build, not that it’s not subject to the vicissitudes of the construction and credit markets. And anyways, “quickly” is a relative term subject to a lot of other factors

This is a bit unrelated but does anybody know if there is going to be any kind of screening for the parking deck of the Iron Works apartments along Atlantic?

I drive by there pretty much every day and its just so ugly.

5-over-1s seem to be very slowly stepping up the design standard these days (e.g. The Platform), so I’m surprised that this one looks so basic.

What else could they possibly need? this is the only time I’ve ever seen a non-PD zoning case have actual building plans attached to it. It’s honestly disgusting how much more consideration city council gives rich and white neighborhoods just because they’re rich and white.

Edit: this is zoned IX-3 general use currently, so if this gets denied I hope the developer builds whatever the loudest, most disruptive, industrial use allowed in the district is.

Zoning for RIW phase 2 passed 6-1 with some conditions for additional sidewalks. Does anyone know who voted against?

For those who don’t subscribe, 8.5 acres of the 16.86-acre site were rezoned from construction up to seven stories to construction up to 20 stories. In exchange, the developers agreed to install a bikeshare station for up to 10 bikes and pay for a sidewalk along Peden Steel Drive. This second phase of construction was originally slated for an office development, but the developers decided to pivot and develop residences instead. The approved rezoning would allow for a maximum of 3,014 multifamily units, 367,000 sq. ft. of retail space and 1.16 million sq. ft. of office space, but developers didn’t stay if they still plan on building the retail or office space.

My gut feeling is that the pivot from office and retail space here and other places in DTR is going to be a net positive. I think it was @John who mentioned the value of residents over just transient office workers.

Yeah, we were just talking about this over in the thread about the N&O parcel. Those developers are pushing pause because they got pretty deeply committed to office space, but in general you’re going to see a lot of developers making this exact same pivot. There’s a lot to be said for profit-seeking actors reacting rationally to changes in supply and/or demand.

Another rezoning to CX-20-CU coming up at the corner of Capital and 440 extending the Iron District northeastward… Properties owned by Grubb (same as Iron Works and Salvage Yard projects)
