@mike . Oh yes, I would LOVE to see some high end townhouses that look legit historic brownstones there. That would really help the historic character of the neighborhood and give a nice street presence driving or walking through there. Or even a beautiful historic looking building with condos that have corner units looking at downtown.
With all the new office space and retail across the street, I would be surprised if it doesnât become an apartment building. If I remember correctly someone bought that land a couple years ago that has a history of building apartments (I could be thinking of a different parcel of land tho)
My opinion⌠putting just another plain apartment building with the requirement now of affordable housing would be terrible for the area, especially the historic neighborhood. Needs to be something with some grandeur or historic appeal that will stand the test of time. Something that is just not catering to millennials to make a quick buck
I think a high end boutique hotel with historic appeal would be great too. It could have tall beautiful windows⌠and would bookend Glenwood South with Hotels. Crawford or Christensen could put a nice, unique restaurant in the bottom or top of itâŚ

I agree with you. I think having brownstones or something similar would be a great fit for the area. But with how development has been going in Raleigh, I definitely could see a developer throwing up an apartment or condo building.
it would be cool to have brownstones face Peace on both sides of the street for that entire block from Glenwood to Boylan. I can live with a relocation of Starbucks and Mellow Mushsroom.
No way- chain or not, the Mellow Mushroomâs garden of giant mushrooms on the corner gives this area so much color and character!

That Mellow Mushroom has been a monthly meeting place for me and some former coworkers for the past six years. Just had lunch there today actually. I hope MM doesnât go anywhere for a long time to come. There are lots of other properties to redevelop in the area before tearing down MM. Plus it is usually pretty busy around MM adding a lot of life to the corner of Glenwood/Peace. We complain about âactivating the streetsâ With Mojoâs and MM this is a good example of an activated intersection IMO.
Plus MoJoâs is still a good late-nite grub option. And good ass crinkle-cut fries.
I like the MM too. And I donât know the history of that location, but the shape of the building sure reminds me a lot of the old, dine-in pizza huts.
I agree with you on everything but the strip mall. We have enough in the burbs as it is and a mile long strip mall is basically brier creek which they couldâve done a lot better job with

Western Sizzler, if I recall correctly. After the steak house closed it became the Steel Porcupine.
As long as Iâm fantasizing about things that wonât happen, Iâll add that MM moves to the McD location at Peace and Boylan and activates that corner with a nice pedestrian experience. It can anchor the eastern end of a two block mixed use project that would run along the south side of Peace from Boylan to the gas station on the corner of St. Maryâs and Peace.
@john well, I guess we will see what happens to the future of this stretch of road on peace. Iâm excited that there is a plan in place for the street scape project⌠Says complete by fall 2021. I hope once we get closer to that time and with everything going on in the area, it will inspire a few nicer, high end projects to come to that stretch of road. It definitely needs it! My opinion⌠the worst thing that could happen is for a developer to come in with some cheap looking apartments. This stretch has a ton of potential
