Glenwood South is only going to evolve with more development as Smoky Hollow 1, 2, and 3 is being built, and once it is completedâŚwell time will tell. So the City needs to step it up a notch.
Itâs my hope that SH transforms Glenwood South into a more of an 18 hour neighborhood of residents, shoppers, and office workers. Itâs the natural progression for party town areas in fast growing cities.
Glenwood South as it currently sits, is a destination that draws crowds from the furthest corners of the whole Triangle area on weekend nights; not limited to only downtown residents and NC State students.
It gets crazy, often. Very lit strip, I dare say its the most lit strip in the state. With that, this area needs more management on the weekends to contain the madness and minimize the drinking drivers.
I think nature of this area is here to stay for maybe another 10 years. It fills a night life void in the central part of the state. The people here from NY and other cool metros complain our strip doesnât stay up late enough and isnât lit enough. Point is, other big cities have strips and have learned to deal with them for the long term.
from my recent post, with Smoky Hollow 1, 2, 3, once it is built will filter in the mass crowds of Glenwood South wont be as congested on weekends. I think that it will be a bustle of nighttime activity on weekends and even during the week.
Only way to do that is to bring in more large businesses to Glenwood South / West Street⌠thats the way to create the needed foot traffic throughout the day and not just a weekend destination. Bringing in more 5-7 story apartment buildings will not do this.
This seems to be the best place to put this map link. So, it seems that thereâs an updated downtown district map that pushes eastward and particularly calls out Historic Oakwood, and East Raleigh/Prince Hall/South Park.
However, and despite the massive amount of growth in the greater Glenwood South neighborhood, it cuts it off midblock between Glenwood and Boylan. It also completely ignores the western tentacle of DT proper that runs out to Trophy, Charlie Goodnights, and Irregardless.
While this may be an updated map, it could use more updating IMO.
The map needs to push westward to St. Maryâs St., the actual western boundary of Glenwood South, include that western tentacle, push northward of Peace to include Seaboard & Mordecai, and readjust the boundary of Glenwood South and the Capital District to include at least everything west of the CSX line into Glenwood South. As it stands, Smoky Hollow is in both districts.
How updated is this map? They call out Guest House Raleigh as opening in late summer 2018 on the map.
Whenever it was done, it was done after the original downtown district map.
I see. I was wondering why they wouldnât have tried to squeeze Transfer in this map, too, but the date explains it.
Other maps show the eastern border of Glenwood South extending to Dawson Street and including Harrington Street.
This makes more sense to me as it provides for a more natural and logical dividing line between Glenwood South and the Capital District.

AmTech Properties purchased a couple of parcels on W Johnson with plans for renovation and (possible) future redevelopment.
Hopefully some retail! I LOOOOVE this area, kind of hidden away but SO MUCH potential to be a sweet little retail/food zone.

Iâd like to know the story there as well. I really liked Devolve and it had turned into my go-to coffee shop for a while.
Iâve seen a lot of these types of shops do absolutely amazing on the west coast. Iron and Resin does great and there is one in Santa Cruz and one in Capitola that was close to this same vibe and seemed really well trafficked.
I wonder if that indie-motor cycle scene just isnât here yet. I really liked the aesthetic of their stuff, but Iâm not a motorcycle guy. I thought maybe they should have pushed more towards overall outdoor adventure and a little less towards actual motorcycles.
I really liked Devolve, I knew one of the owners also. Great idea and concept, but in my opinion, the direction missed the mark. The heavy majority of their space was dedicated to retail, while the coffee/cafe/bar made all the money and kept it alive. The âon a budgetâ cafe-racer crowd they were attracting, isnât going to purchase expensive jeans and designer t-shirts, and rarely purchase the parts or gear they stocked. Hell they even had Motocross gear in there vastly overpriced, trust me.
I herd rumors there was a slim chance to keep it open and expand the cafe portion but the majority owner wanted out.
