Future of Glenwood South

This seems like such a no brainer, hope they do it permanently. I don’t remember the occasion, but they closed down the streets sometime last fall (I think?) and had a lot of tables / music / food trucks. It was a great vibe and seemed like something that could be consistently done.

As Glenwood avenue is also US-70, I would like to think that “any permanent” known change in or blocking of this corridor at any time would be properly communicated :+1:t2:

This part of Glenwood is not US 70, the 70 designation only picks up north of the Wade Ave / Glenwood junction. 70 is concurrent with 401 on Dawson / McDowell through DTR.

Not that any of that changes the need for communication. That’s definitely true. Did notice ( and appreciate) these changes when I was out last night… But I’m walking anyways.

And they’re nothing special, other than being a block away from Glenwood. $600 a sq ft is wild.

…and they are totally missing the boat on the rooftop terrace craze, which is increasingly becoming expected for dt townhouses.

I remember when they announced these that they said leaving off the rooftop patio was to keep the prices more approachable and offer some variety in the townhome prices. Guess they just went ahead and upped the price anyway.

They are “affordable” not because they don’t have rooftop terrace, but because they are much smaller in comparison to other 3 floor townhouses in the market. They added another listing last night for $825K and this one is in the 1400 ft2 range. It’s not a budget project for sure and for the $/ft2, they should have rooftop terraces.

They have a bit more going on than your standard RTP townhouse development. Looks like nicer materials and generally more thought and differentiation. Gable roofs don’t automatically mean cookie-cutter.

I don’t hate the vernacular of the renderings. In fact, they are relatable to the Raleigh market and provide a nod to the overall neighborhood.

Personally I think there shouldn’t be any townhomes this deep in downtown. It’s an extreme waste of space. We should be building 5x denser or more anywhere within a 1 mile radius of the capitol.

Like these famously not-dense neighborhoods?

I’m with you on this. I think walkable, human-scale density can be perfected with as low as 3 stories. Streetcar suburbs of Toronto and old LA come to mind. My gripe with townhomes like this are not the fact that they’re townhomes nor the fact that they aren’t 20 stories, but that they don’t have mixed use. I can’t imagine any universe where every single lot within a mile or two of the capitol are over 10 stories and I’d much rather see more dead zones be filled up with permanent residences than have 20 story proposals come and go for decades with nothing built, but I’d also much rather those residences have corner stores and cafe’s with vibrant patios than just be front doors.

The first two I’ll stick to my guns…Yes. The 3rd is obviously denser than 2 floor townhomes and isn’t applicable.

There’s a place for this type of development in Raleigh and that’s pretty much anywhere else inside 440 imo. I agree that it’s an attractive type of development. However DTR is quite hemmed in. Compare the number of units in a 5-1 or in Skyhouse vs the number of units in the same plot of townhomes. It’s an order of magnitude greater.

Deep into downtown? :confused: This is the very last block on the west side of downtown.
