I can’t imagine that the lot will get that price unless someone makes it multi-family.

My issue isn’t the desire to make somewhere more dense; my issue is talking about this location as deep into downtown, which it objectively isn’t.
There is plenty of “deep into downtown” available for tens of thousands more residents, even if it were just uniformly 5over1 apartments, but let’s hope not!
That all said, I do have to say that it’s interesting to see different perspectives on what some think of as the core of downtown vs what others think. Many times I’ve been told that my northern edge Glenwood South condo isn’t really downtown, even though it’s only 3/4 mile as the crow flies from the Capitol, while some would consider anything that’s ITB to be downtown.

The tallest building in the city by floor height is planned for 2 blocks away. What happens in those 2 blocks that makes that area suddenly sacred? It’s within St Mary’s and Peace so by all but the most unhinged NIMBY definitions it is downtown.

My definition of “deep downtown” is based on popular usage. How far out can you go with a decent percentage of people still saying they live downtown? In my experience they do that all the way up to Wade, at least. Plenty buffer to call this area deep.

Clearly you do, but not everyone does.
I consider it downtown because it’s in the city’s definition of downtown, but being on a boundary block does not qualify it in my book as being deep into downtown.
The city has consistently spoke to the edges of downtown proper being places of transition to adjacent neighborhoods and this property is zoned as such.
BTW, building heights are not measured by floor count. There’s no such thing as a tallest building by floor height (which I am guessing you meant to say floor count?). In either case, it’s not a thing. Anyway, there is a tall residential building that is supposedly coming to Glenwood, but I don’t know how that fact alone defines anything. For example, The Eastern in North Hills isn’t even downtown.
Glenwood South is a downtown district that makes up the NW corner of the city’s official downtown boundary. Its north and west edges are transition zones to “not downtown”, and that’s how its defined and talked about by the city.
Now, to be clear, I don’t prefer these townhouse as a solution for this parcel, but I don’t own that land and it’s not my decision if the development proposed conforms to the UDO.

dont know where the bulk of glenwwod south patrons come from exactly…but non car options cant be far away - cabs? i walked back from Hillsborough st to quail corners years back - semi regularly

What is going on here? They list it as 2722A, but the county only has 2722. It’s currently one house. There’s no availability for numbering if they subdivide because the neighbors are 2720 and 2724. I presume they would use 2722 1/2 (if that’s allowed for a separate lot). They list what’s for sale as 0.1 acres but the whole lot is 0.2. I presume they are selling the whole lot and saying the buyer might be able to subdivide it.

That’s a good question. At the end of the day, and at that price in that location, I can’t image this lot remaining a one home solution. It’s easy to imagine a duplex there for sure or a vertical 3 family home.

It is easy to imagine, but I foresee a firestorm of controversy around it.
I will be in R’wood next weekend and will have to drive around the old home place. I know there’ve been a lot of renovations and extensions, but I am not sure there are that many new builds, particularly of modern style. When they built on the empty lot at Vanderbilt and Brooks (114 Brooks Ave is the address I believe) folks went ballistic because of its modern design. Now it looks very nice. This is Isabella Cannon’s old neighborhood, I don’t know how strong her legacy of “don’t mess with our 'hood” is in today. I do know the next door neighbor to this lot so I might stop by and see what he knows about the situation.

I know a few things, but not sure it’s my news to share. None the less we’re hoping justice is served as the guy that committed the assault is still out there.

As someone that frequents Midwood, David was an awesome dude, he made Midwood awesome, he’s going to be missed.
