This building is going up for sale. Sits on some extremely prime real estate on Glenwood South. Right across from La Santa / 222 Glenwood condos. Doubt the future buyer is interested in the current building. Curious to see how much this sells for.
@John if you’re tired of watching those Peace condos not get built, you could move in here. Could you handle suburban style living like this, though?

I mean, who in their right mind (…and serviceable capital…) looks at those two renderings and chooses the parking lot version, FFS ??? It’s literally touching a parking structure!
Absolutely LOVE the “Garden West” no parking render. If they go with option 1, well then they might as well just leave that building empty like it currently stands lmao … like, there’s a parking DECK right freakin’ there

Yeah this is a no brainer. Why would you not activate the space when there’s a deck next door and it’s literally in the middle of downtown.
Because if you rent it to a dentist’s office they will not have the use for a beautiful activated garden but would have use for free parking (which I’d bet they are not getting from the garage next door).

This is absolute madness. If there’s a positive side to all the New Yorkers moving to town, maybe they will wean Raleigh off car culture. People from bigger cities realize the fact they own a car does not entitled them to position it directly in front of their destination.
This is why we have to fight for as much housing as we can get in the most densely populated areas of downtown. The only way businesses will survive without parking is to have enough potential customers in the walkshed. This is why every single residential high rise is worth the fight with the NIMBYs.
Are these multifamily or single-family townhomes?? This development seems out of place in my opinion.
Townhouses. Why would they seem out of place? Glenwood is the perfect spot for this sort of density.
I don’t know I feel like the complexes make it seem like a missed opportunity for more density. If this is the project that’s been on hold for years, then I understand why they wouldn’t want to redesign the project or submit a rezoning request.
It is more density though and it’s density with actual ownership potential as opposed to just more apartment rentals.
It’s pretty intriguing to think about the cost-basis of developing in that ‘transition zone’ off Glenwood South. Seems they made the play here based on how the figures shook out for them…?
Brightside : condos - so perhaps more stake in the game long term
It seems that this last block (from Boylan > St. Mary’s) in downtown proper is either developed as midrise multifamily like the Devon apartments to this project’s north, or townhouses like those fronting St. Mary’s.
As someone on N. Boylan myself, I would have preferred more units in a vertical tower than this small collection of townhouses. Of course any real vertical project taller than the Devon would have faced fierce reaction from Forest Park residents , despite there also being a school buffering their SFHs on St. Mary’s.
