Garden West - 15 N. West St

I can’t remember if we’ve discussed this already. Feel free to move this post if there’s a better spot for it.

Hope this project actually comes together, as I love the concept of it.

What on Earth do they mean by “and converting ~20 parking spaces at adjacent Powerhouse Square parking deck into an outdoor patio” ??? The deck is behind/abutting this building… Do they mean they are going to take ~20 parking spaces to be used for this business, and convert the existing surface parking lot into the outdoor patio??

Judging by the render, it would appear they’re converting the existing surface parking.

This has been floating around for awhile. In my head I put this in the same category as CityPlat’s “Embargo” at Glenwood & Peace. Would be nice… we’ll see.

Wow. That is an enormous outdoor space for downtown. For anywhere, really. That’s about 20,000 square feet of patio.

Big news!! Looked like the same old parking lot last I went by there last week. So maybe I’ll expect this Garden West in 2-3 years.

The property went on sale December 2nd of this year and was purchased and being developed by the same firm from 400H next door HM partners. I have high hopes.

Raleigh Magazine clearly stated fall 2025. If you can’t trust them, then what are we even doing here? They’re an industry-leading news source ever since they reported that the Holiday Inn was imminently being demolished, and then reported that contrary to the reports going around (that they made), it was staying open.

They report what people tell them. Wonder if someone is trying to lease this space with some splashy news?

Hope it happens!

Oh I guess the change was it was sold? But its been on the market for lease since 5/15/2023 and still is??

My mistake, It looks like Loopnet began listing the restaurant spaces on December 2nd. They also included more renderings:

This was reported by TBJ earlier this week. It’s the plan we hoped for of the 2 or 3 options released earlier this year. If you read that article, the developer speaks and is excited to get it going. Why do you all have doubts about this? Just be excited.

I’m sure they’ll seek local restaurants, but this could be a great spot for a new to market chain a la Nando’s, Taste, Burger Bach (devastated the Durham location closed), Benihana, etc.

I’ve been closely following DTR development since 2008. I can manage both of these emotions. :grinning:

People are allowed to be critical of the town they live in. Raleigh is by no means perfect or above critique.

If we all were nothing but excited by news/development announcements, then we’d all be living in Austin-sized cities in our own minds.

Meanwhile…in reality…

Is “cautiously optimistic” an acceptable emotion. That’s effectively my mindset anything like this is released. Support, encourage, imagine, but not necessarily expect. If it fails, don’t be overly negative but perhaps a bit let down. If it happens, fantastic and we celebrate!

I’ve been following since the mid 90s when I signed my contract at the cotton mill. I put my oxygen mask on first before assisting others. :upside_down_face:
