Garden West - 15 N. West St

My source says his company has been hired as the GC for this project. They’re hoping to get permit approval very soon for an upfit to the existing structure…early 2025

WRAL sez construction has begun. Not clear if they have retail tenants lined up though.

I watched the video and got a kick out of WRAL calling that 1950s warehouse building historic. I’m glad to see the progress there. That location, along with 400H, will go a long way to being the connector that the west side of DT has needed for years. :+1: :+1:

I’m excited for the open-air street-facing plaza setup. DTR doesnt really have this yet, except for little terraces and patios. Or semi-enclosed spaces like Seaboard Station, Smokey Hollow.

In practice, I am not sure how street facing it’s going to feel. There’s a retaining wall and thick vegetation on the south side of the property. It’s quite enclosed, which I think will also make for a cool experience.

Love this one and love what is happening all up and down West St. Unfortunately my West St stock I bought about 10 years ago on this board was hypothetical or I’d be financing the MLB team myself.

Yup - which makes sense, that’s a pretty busy car-filled piece of Edenton with no real street-level view.

It will be at-grade and easily visible from the corner of West and Edenton. But dipping below grade as Edenton rises to meet Hillsboro. So best of both worlds.

I hope they put up a crash barrier or guardrail of some sort there. It doesn’t take much to imagine a drunkard missing the turn on Edenton, going too fast, or getting redirected by a T-bone collision at that intersection, and careening off into that patio area. TBH that sharp left hand turn climbing up toward the bridge over the railroad, with nothing more than a chain link fence, has given me the heebie jeebies for years.

Yeah, I understand that. After the project was initially announced, I went over and walked the property. The smaller West St. frontage is at grade for sure, but most of it is hidden and intimate as the connector from Edenton to Hillsborough rises quickly along the narrow sidewalk and lush berm/retaining wall. For sure, I think that makes for an interesting project, and think that these sorts of challenging sites can make for some of the most surprising and delightful outcomes if done right. It’s just not going to engage most of its road frontage in the way that Trophy does on Morgan, or The Avenue does on the corner of Glenwood and Hillsborough. Again, I don’t think that’s necessarily a bad thing.

This along with Press is really helping to fill this area in and extend the walkability.

On that note, has there been any further update on the redevelopment of the block across Hillsborough st from Press?? Isn’t that slated for demolition/ redevelopment?

The strip of Edenton fronting this project could really use a road diet. The road inexplicably widens coming into the curve, leading drivers to treat it like a highway on-ramp – only to narrow with addition of bike lanes on Hillsoborough a block later, then narrow even further past St. Mary’s. They should get rid of a lane or widen the sidewalks or do some traffic calming, or all of the above.

It’s really confusing as the lanes quickly turn into turn-only lanes on Hillsborough, forcing some wild merging behavior.

It should also be a yield sign to Hillsborough, which it merges with, not the other way around like it currently is. I hate that intersection.
