Happy timing with this burst of activity - one of Morris Adjmi’s other projects with a similar aesthetic just wrapped up construction in Manhattan:
Looks pretty stellar when there’s no visible parking deck whatsoever
And it’s actually 12 habitable floors instead of half of them being parking.
And a photo gallery tab on the side so any pictures posted will always be visible.
This project just did a ASR revision review on the 19th. Looks like one minor issue caused it to fail approval but a review right now is a good sign.
Looks like whatever revisions were submitted they were minor.

Zoned 40 stories a long time ago. It’s going to be 36 stories tall, over 400 feet tall.
Golly gee willikers, would it KILL THEM to screen the massive parking deck the same way as the box on top of it to make it at least appear to be one cohesive tower? I still cannot stand this type of lazy architecture when we know for a damn fact (ahem PNC TOWER) that it’s perfectly possible.
I might disagree a bit - I don’t think a parking deck NEEDS to be a seamless integration. If the bottom box is thoughtfully screened then the honest approach can work.
This one’s got a big name firm doing the work, and clearly has some work done in the rendering to make the garage more than a concrete box. It could surprise.
Found an apartment lease at 410 Glenwood with a note that it is only available on a month-to-month basis until the end of July “due to the pending redevelopment of the building.” Perhaps we’ll see movement after then.
The office tower lost 2 floors but the 36 story residential will stay the same. Just a matter of the economy of office towers atm.

Downtown is getting denser!!!
When this comes to fruition, it’s going to be a game changer for Glenwood South. Even at 19 floors and the sort of slab to slab heights of office buildings, this is not an unsubstantial tower.
Can we copy and paste this project to Fayetteville Street? The Nexus would have been a game changer even if it was built to the original 20 story limits.
Office = Boring
High-rise Residential = Interesting
