They submitted for the building permit on 11/08. So, it looks like it is moving forward.
I thought they were still planning to renovate the whole inside to bring it up to snuff with the rest of the project

I think the Pine State / Ark Royal side of the building will be the area that gets turned into that retail alleyway?
Thatās how I view it, but this image still has their logo inside. Maybe they were offered a new location in the new building.
I believe the Pine State Basement is still existing and thriving. The Pine State upstairs changed concepts a few times with no real success. So that could also be the reason they vacated.
It can take 3 to 6 months depending on how quickly they turnaround review comments and how many times they have to resubmit.
Well, that upstairs section isnāt part of the original historic Creamery building being retained.
I believe itās the other way around. The upstairs section is not the original building and will be demolished. The downstairs section that is 2 steps north is in the original building that is being retained.

Iām excited for the demolition. I just hope it doesnāt follow our recent trend of demo and then nothing. Also donāt love that the office building is probably never getting built and will probably turn into apartments as phase 1 completesā¦
I meanā¦ office is still wildly oversupplied in the market (every market, honestly). A full apartment building seems better.
(A little sad about that, because office buildings have more incentive for good architecture, but alas)
If Kimpton is going to pivot on their plans and Moxy looks dead at this point, why not swap the office portion for a hotel?
Where is there parking in Phase 1? As I thought the office building was going to be the parking for both the office & apartments
It is. Theyāll probably build the deck and the apartment tower (and some of the parking is integrated in the tower, I believe) but just not build the office tower (which was really only going to be a 10-story box on top of the parking pedestal).
I kinda love the idea of another 20 story apartment building right in the middle of glenwood south. More residents, more foot traffic, etc.
More housing > more foot traffic > more demand for 18 hour businesses > better balance of neighborhood resources > less dependence on weekend drinking establishments
37 stories itāll be far from the average apartment building weāve seen in downtown.
I think heās optimistically thinking part two as apartments will be taller than the squat office block.
