Highline Glenwood and 404 Glenwood at The Creamery

A mixture of residential and hotel space should be considered if they want to build 20 stories. I think there may be an over-saturation of hotels if they build a hotel of that size but who knows.

I had thought they said the funding was already secured for the Omni? Wouldnā€™t be surprised to see that one break ground early next year.

How about moving Moxy from the spot on West Street, to the second tower spot in this development?

I heard somewhere, canā€™t remember where, that there was a plan to build a railroad somewhere in that area that might interfere. Probably just a rumor though. And choo choos are 19th century technology anyway.

This would be a good alternative location but only if phase 2 is taller than 7 stories.

Heā€™s kidding, we all know train ridership in NC is at an all time high level. Obviously thereā€™s momentum for alternative transportation. We all want things to move faster but itā€™s not like weā€™re moving backwards.

I like the Moxy on West st because itā€™s a tougher space to work with. Once phase one of the creamery wraps up, some form of phase two will follow. They already have plans for this building to fill the awkward tiny lot on West, so I support letting them proceed vs joining the creamery and potentially having the West st property sit vacant longer.

Speaking of the Moxy. I was driving by on North West St & Tucker today. There was a handful of surveyors at that intersection on the Smoky Hollow side, facing the Moxy site. Wondering if they were there looking to make pedestrian safety street improvements at this intersection, or if they were surveying for the Moxy Hotel build? Or both :wink:

The Creamery property and lot that the Moxy was going to be built on was owned by the same company. The Creamery project sold the Moxy lot so they are unrelated now.

Interesting. So is the Moxy dead because of this sale? Curious when did the sale happen? I see the most recent ASR update for the Moxy was in December 2023.

Also I imagine the surveyors I saw were there for improvement on that intersection. As a former Line resident, that intersection is a disaster waiting to happen for a pedestrian.

Agreed on that intersection (as another former Line resident) but only assuming the Moxy plans are dead given itā€™s a different owner. No confirmation on that.

The Moxy lot was sold to Vision Hospitality, the Chattanooga company that plans to develop the hotel.

Is there any concepts of what the apartments will look like inside? Very interested to see what the ā€œ16 penthousesā€ will look like? Really hope these units are bigger than the 900 sqft 2 bed/bath apartments that are the status quo in new buildsā€¦

Itā€™s 299 residences according to the websites, so itā€™ll probably stretch from those smaller types up to big half- or quarter-floor units.

Tenants seem to be moving out. Ark Royale, Pine State, & Heat have all vacated. I doubt this gets going in winter 2024 like earlier stated, but I wonder if itā€™s getting closer to actually getting started since theyā€™re not renewing tenants.

Itā€™s definitely getting closer to starting than it was yesterday! I bet theyā€™ll wait till Spring to do anything though. Why the hell would anyone START a major construction project right as the days are shortest and coldest? I could be wrong though - honestly hope I am!

Why would Pine State move out? The Creamery building is being left as is.
