Phase one of the project is in building permit review. They’ve had two rounds of reviews. Will need to submit again.

Is there a campaign against the height being waged by the Fire Marshall? I do worry about him.

Here we go in typical Raleigh fashion, it takes forever for projects to get off the ground here.

Any idea if they have to resubmit the entire permit or just parts?

They have site plan approval. The plat/recombined map has not been approved yet, but is in process.
For the building, no permits will be issued until alls parts are approved and the fees paid. They have quite a few items to address. The only review that has passed is urban forestry.

Ahh permits permits permits the process for these buildings are exhausting.

@kjhburg Can you explain the Charlotte process for developers getting new buildings up from a plan to topping out? I know the urban zoning has unlimited height but why does it feel like buildings go up within 12 months of being announced? Is it just perception? Having big banks probably helps get financing?

Honestly it is about half and half. Many developers here are more secretive until they are ready to quickly get started. Lincoln which is big here is notorious for showing renderings after they have started construction! Right now we have proposals floating out there that have in the works for a year or two waiting on anchor tenants. One apartment tower a 26 story one in Ballantyne in the suburbs was thought to be a future phase and we were shocked when they started on the high rise. We thought it would be just some midrise units first called Oro at Ballantyne https://www.goballantyne.com/residential
We have lots of well capitalized big developers here more than in Raleigh (with Kane being the biggest exception in Raleigh). Big developers have more banking contacts for sure. Goldman Sachs bankrolled the 4 office buildings built at Legacy Union (Lincoln) in uptown Charlotte now completing their 4th office tower. https://legacyunioncharlotte.com/
In terms of this Creamery tower I think they had to wait until those other retail tenants moved before getting ready to start the apartment tower. As for the office tower I think that would be down the road.

For one they don’t spend months to years in rezoning trying to get height approved .

Highwoods is more in the acquiring mode these past few years as opposed to developing buildings themselves.

Some movement on this… reducing the height…

Did they also ditch the stepped design on the top floors or was this previously removed? Either way, big disappointment in my opinion.

Thanks for keeping us in suspense in your post, and paying off in the end with a little jab at the parking.
Are my eyes deceiving me that the building got taller? Is the new one on the right?
