With Raleigh’s luck, we hit a self-inflicted recession and the project gets cancelled while we’ve been sitting on our hands.
Does Raleigh not have a velocity permitting process? Does the city not prioritize the sort of projects that are revenue positive to the city? or…does this just go into a queue with Bill and Sally’s sunroom addition on their house in Quail Hollow and waits its turn?
Plant me firmly in the camp that says there’s an urgency to prioritizing meaningful change, and the opportunities that align with it.

Same as every project, interest rates, costs of materials, absorption of recently-delivered rental units. To level-set expectations, I would not expect any major private project (larger than a 5 over 2) to start for the next 1-2 years, assuming we don’t end up in a recession. Then it would be longer. Of all the projects, this one might be closest to happening because I was told they locked in their sub contractors at guaranteed costs but they still have to be able to pencil the rents.
Good news is, the city has the Red Hat project, convention center expansion, and Omni hotel that will proceed.
Does the RUSBUS tower count as something that may not start for 1-2+ years?
I have no information about the private portion of that project other than they couldn’t get it to pencil with the AF requirement and they were going to request a zoning condition change to allow a fee in lieu instead.
We just confirmed that change was submitted last week, so it appears that project is still in motion.
I’d add a word of warning that the subcontractors have to be able to afford the costs too. During peak COVID cost craziness some subs had to just break their contracts to avoid bankruptcy. I hope we don’t see that but tariffs on everything for reasons* definitely don’t help

Yep - and all the tariffs will bump construction costs even more going forward, putting more projects at risk or at least on hold.
There is express review process where items can be revised and re-submitted within few days with the corrections made. Usually if you are on more than two reviews then you didn’t follow or show how you meet code requirements. No priority of projects. There is 10 day review but if the plat is not recorded then you can’t issue the permits until then.
I’m sure someone’s asked this in another forum and not sure if this is the right place to ask, but why does it seem like every project to this scale in dt gets delayed, scaled down, or canceled altogether, meanwhile, in spots like NH high rises seemed to sprout up with hardly any issues (emphasizing “seemingly”)?
Redlining and traditional xenophobic nimbyism (Chapel Hill, Asheville). That’s why Raleigh will continue on this mediocre path if these issues aren’t resolved.
No, I mean it seems like every big project we get downtown has to jump through hoops and go through “permit reviews” or something every time right before construction starts and either ends up canceled or scaled back significantly, like with Salisbury square. Salisbury square doesn’t seem like a spot nimbys would be that concerned with, while on the other hand, i know there are plenty of nimbys in the north hills neighborhoods, but Kane seems to build anything he wants with relative ease. Not hating the guy, just an observation
Kane got denied a rezoning request in NH a year or two ago. NIMBYs are everywhere.
I thought that Kane pulled that rezoning request because he knew it was going to be denied. Kinda splitting hairs. But it would give him the option of bringing it up again sooner (if he wanted to) because it wasn’t officially turned down by the Council.
Salisbury Square ran into the same issues that are affecting all developers: high interest rates and sharply increased construction costs. I believe that one of the original proposed buildings was office, which is currently almost impossible to obtain funding for. Even Kane can’t get funding for new office construction. With trump’s tariffs, things will get much worse I am afraid.
Thanks Mr. Big! Salisbury was one of my new favorite projects once dogwood announced they’d move in. This one was a close second. its goes through!
