According to Jonathan Melton, Turnbridge is still confident that they will be able to find office tenants. Apparently, they have already had or are currently having discussions with potential tenants.
However, if their efforts are unsuccessful (hopefully not), the existing zoning could allow for the office building to be redesigned for additional residential units.
I think it’s great. How do I look?
I want to believe but the office leasing at smokey hollow… even before covid would make me doubt this.
Could BuildOPs the software company that opened up above Sullivans Steakhouse maybe one day need more space in the new tower? It was slow with Kane’s Smoky Hollow and still new space at 400H but it should be absorbed in the next 2 years or so. There is a flight to quality in office space and absolutely NONE is being started in the entire Triangle right now. None. Somebody will start something. Charlotte is having its first new office start in over 2 years right now at a new mixed used tower at Queensbridge.
A tech startup called BuildOps apparently has already signed on as a tenant per TBJ. (Nice quote about Raleigh too from the CEO):
Wait, are they building this office tower at the same time at the residential?? I thought they were only starting with the residential? (And kinda just assumed the office tower would never happen as planned)
Now I’m confused too. The article says BuildOps is taking over the space from PrecisionHawk in the Creamery building. So there’s existing office space in the current Creamery building?
Not how I read it - it sounds like they are still optimistic about the office tower Phase, but can and will pivot to another residential building instead, if they can’t find a substantial office tenant. Still sounds like they’re just doing the taller residential tower to start.

Correct. Phase 1 is only including the residential tower.
what I was saying BuildOPs might be a future tenant for the office tower they plan to build there. They might want more space. New office buildings will come back to Raleigh as the growth is good and existing new spaces will be leased up in the next year or so.
not sure here but with demos are any measures taken to get recyclable metals from circuitry, etc out at all? any meager profit there?
I suppose if the developer is interested in getting LEED points, there very well could be a plan to recycle.
