This new student housing project called the Hub is just insane in its size. From Core Spaces website the developer. How is this looking these days? This at full occupancy is a LOT of students almost 2200!
I see that they went all out on their vintage 1997 style rendering.
Fall of 2026 opening. 18 months to go it feels almost ready.
Im sure the interior is going to take a while with the size of this building
Itās just a concrete shell with some purple fastened to it. Iām assuming thereās a lot more exterior and interior work planned.

Needing that many parking spaces for student housing that close to campus is kinda wild.
I donāt think it matters if students can walk to the campus or not. Many students come with their cars these days from where their families live. Iād also suppose that students who can afford these new privately run apartments are also more likely to have a car. Iāll also say that this location isnāt as walkable as the Hub project. I used to live right behind this location when I was just out of college, and I jumped in my car for just about everything.
I wonder if this one is addressing Meredith students just as much as NCSU students.
I was wondering the same thing. Itās way closer to Meredith than it is to NC State. I suspect that they donāt care which school you go to as long as you pay the rent.
Indeed, as long as the check clears I doubt they care where you are enrolled. My question though is Meredithās enrollment up enough for that to be a serious consideration? I actually have no idea how any of the colleges are doing in Raleigh, other than the dead man walking - poor St Augās.
When they redid Hillsborough they should have continued the streetscape improvements all the way to Gorman. Between Shepherd and Gorman is a dead zone. Also lousy for biking.
I really wish that Alsco Uniform/Linen cleaning service could be redeveloped into something. Feel like that would really help that stretch leading up to Gorman. Having the power substation or whatever that is behind there may be an issue though.
I am curious what happened to the FMW project across the street at 3402 Hillsborough Street.
They got to the point of applying for permits and then it went dark. The last sign of permitting activity I can see is from about a year ago.
The initial submissions for this one were absolutely hideous but the final was much better. You can find it on here. It was uploaded in September 2024 so maybe this project isnāt completely dead?
I doubt many of them will be driving to campus. Parking passes are expensive. Their cars will mostly be used for things other than the commute to school.
From there, itās a 15 minute walk to campus. Between Wolfline, GoRaleigh, and GoTriangle, thereās a bus along Hillsborough Street toward campus about every 6~7 minutes all day, all of which are free for students to ride.

Not sure if this news already broke but I spoke with the owner of one of the shops here and he told me the developer who bought these properties has since abandoned his plan to develop and has sold the conglomerate of properties.
The shop owner i spoke with said he signed a 5 year lease with the new owner.
He told me the previous developer pulled out because he no longer saw it as profitable given the zoning restrictions put on the property by the city.
Hmm, maybe Iām remembering wrong, but thought that the developer had submitted a rezoning here and came up with their own proposed conditions.
