Hillsborough Street Mixed Use Projects Near NC State

There’s an ASR still under active review for that spot (2810 Hillsborough) that was last resubmitted on 3/14/2025, and city planners are posting updates including the results of their review even literally today.

Somehow I doubt that they would have submitted a plan four days ago, and still have the city actively working on reviewing it, if the plan were cancelled.

Now… there was an earlier 7-story proposal (with a slightly different address: 2812 Hillsborough) that I believe was dropped because it did not get rezoning approval.

The tax pages don’t show any recent sales either.

hmm i curious what this means for the shop owner i talked to. he said he just signed a 5 years lease but im no lawyer so i don’t know how that could affect construction.

There are two very similar strips of shops there… could you maybe be thinking of the other one?

The one slated for redevelopment is the one on the east side of Bagwell: JJ Automotive, College Beverage, etc.

The one on the west side of Bagwell, with Wings over Raleigh, Meat & Bite, etc, has not had any recent movement toward redevelopment that I’m aware of.

Saw this online from The Technician yesterday with some quotes from CityPlat. Nothing much in there, but it sounds like they’re actively trying to sell their site in the middle of Hillsborough St. where Brothers used to be that’s been a pit now for a decade.

I certainly hope so. The Electric Company Mall stretch has undergone recent renovations for Starbucks, The Dankery, and Crumbl Cookies to open in there. And there are plenty of other older sites on Hillsborough that I’d love to see renovated (like the 2nd level bar above where bulbox is now. But this is the one site that would require a truly brand new build out and has been an eye sore for a decade.

Not sure what the financials would look like to put a 1-2 level retail building across from NCSU, but it’s wild how long this has sat there through a number of different financial environments now.

no it’s definitely the jj automotive project. I don’t want to share the shop as I have a built relationship with the owner. but there may be a clause in his new lease regarding vacating the property. he could have also signed the 5 year lease a couple of years ago when the current property owner bought the properties.

He did mention to me that he has an agreement to move into the new building once it’s complete.

And won’t for a while, we are still working through the land lease agreement.
