The 5 floor 266 unit building at 5200 Hillsborough St & Youth Center Drive is in final building permits. BLDNR-049058-2024 will change that ugly corner.

This is exciting. So much redevelopment potential in this area. Let’s also not forget that this is a TOD study area from NCDOT’s S-Line plan, and they’ve already built a permanent station platform right down the street for state fair trains (and, hopefully, future regional rail).

Would be great to see more density along this stretch of Hillsborough to drive increased interest in a stop there. Would love to train away from that area after Canes/NCSU games/other events. I’d rather walk a mile to a train than spend 45 min waiting for an Uber and getting out of the area.

This whole stretch of Hillsborough between Blue Ridge/Western will be interesting to watch in the coming years.

Don’t have a whole lot to say about this one except that living this close to Burke Bros Hardware would be like a dream come true. “Need a replacement stem for an odd 1930s era shower mixing valve.. what shall I do? Ebay? Amazon? Nah, let me WALK TO BURKE’S.” What an effing revalation!

Nice Pics. There is proposal in works for 5 floors for the the section of 3100-3126 Hillsborough from Daisy St to Shepherd. Over 600 bedrooms! Build one and the rest will come. Yes, that includes Cup of Joe and all those retail stores.

The development portal only shows the one location. Typically all the plots would be grouped together if the development spans over multiple plots. I would hope they have enough sense not to tear down the Cup A Joe building - especially if they have 2.1 acres for their site they should be able to work around a 6000 sq ft building.

It’s really lame to see no cool bars/eateries added to Hillsborough (especially given losing East Village 4-5 years ago) with all of the vacant retail space in apartments along the street - but then vape shops popping up left and right. I love seeing the resurgence of Mitch’s Tavern (and wish College Grill would open more often) and was hoping that would spur more development into the corridor next to NCSU.

That W Morgan strip with Trophy, Bend Bar, State of Beer, Irregardless, Wolfe & Porte has a lot of great new additions to the area just off Hillsborough. Would love to see some comparable additions be added closer to campus. I really want a walkable bar to go to before baseball games.

Serious question, I know tons of people vape but…. How do all these stay in business? They are always right on top of each other.

My hot take is that these businesses should not be able to overpopulate retail spaces near colleges and universities. This is literally why so many college kids are getting addicted to drugs.
