I’m late to this conversation, but I looked at the Hub on Campus website and all their other developments have mixed-use space. I’m assuming the Cox Ave frontage will just be apartment windows and building entrances. Hillsborough should have some commercial frontage considering there will be 2000+ students living there, but its odd that they don’t advertise commercial space on their website.
They do have this one placeholder space “New Here Coffee”, which is also listed under their Amenities.
As for retail, the walk to the Village District is very short via Woodburn from this project. I think that we are going to see much more pedestrian activity between the two on the sidewalks.
Yes I should have brought up New Here Coffee, but I was comparing other Hub on Campus developments to this one; they have commercial space but it is not advertised.
I assume New Here Coffee is featured due to the immense size of the development. It also appears to not be exclusive to residents, so @GucciLittlePig doesn’t have to go undercover.

Can someone please explain to me how both sides of Enterprise Street have been redeveloped over the past few years, yet neither side was required to install streetlights after burying their utilities? So now we have an urban street with residential apartments on both sides with no street lights of any kind..
Maybe they are worried about Loggerhead Turtles finding the sea? ![]()
No streetlights, bare-minimum sidewalks, unburied powerlines, beige/grey/white color schemes - Welcome to Raleigh!
There was a prior site plan for this spot that had the garage on the side street, but things were otherwise the same. Not really sure why the change.
Honestly, the sidewalks are whatever, I mean wider would be nicer, but the lack of streetlights seems like an actual oversight on the part of the planning and development department. I don’t know who to email about this, but walking home after class in the dark is not fun.

I really like how this little area between Hillsborough St. and Village District is urbanizing, really feels like it’s bridging a gap.
Get ready for absolutely zero ground floor streetlevel activation baybeeeee
One has to wonder if the NC State community can absorb all of that with the Hub coming online as well.
